yup, if they know about you, BC has really tough restrictions around waste and permitting even a small cabin. The long and short of it is you can only build a 10 x 10 structure on the property without a permit, however, you can only build that structure after a primary structure has already been permitted. Now in many places they will overlook a 10x10 without a primary dwelling but if you start getting into plumbing, septic, etc you may have an issue. It is a complaint driven system, so the two ways you can get caught is if you have a neighbor complain, or an inspector happen by and notice a new structure. The latter happened to us, and he spoke to a neighbor about the size of the structure and asked if it was bigger than 10 x 10 (he flew overhead as we are water access only and he looked down) Neighbor said nope, it is as small as can be. We have not been approached yet, but are getting our septic in this year (which you have to do in order to pull a building permit) so that we can pull a permit. if you start building and are caught it can result in a fine and depending on the inspector, and region, it can range to double the price for a building permit, to 10k.
