Facing the same property issues as a lot of you (wanting to build a small cabin in Ontario, but without a primary residence, we don’t have a lot of options to do it legally.)
However, we have stumbled upon hunt camps, and the fairly cushy zoning allowances for them (based on which township you are in, it seems like you are allowed a “camp†if you have enough acres.)
Has anyone built on one successfully? If so, we’re you able to add in a well or septic? Any upsides or downsides to note?

Isn't this the law where you can put up a "camp" for 21 days then has to be removed? Or is this something different?

Hey Kris,
Fellow Ontarian here...Sounds like we are in the same situation. My best advice is to call township office for where ever you're looking. I have found that all organized townships have a little different spin on "Hunt Camp" allowances. You probably know this already, but unorganized land is probably your best choice!

We have property in an unorganized town ship, in northern Ontario. we use it mostly as a hunt camp . We have added to the camp over the years, with no permits. We are fairly secluded, but have road entrance. On a creek, but not waterfront. Pay taxes to school board, and local roads board. There is no building department, that I am aware of. Know all our local neigbors, and stay on good terms with them all. They would be your source of complaints, if any.
The 21 day rule applies on crown land, were you are just going in to hunt or fish for a few days, you have to remove , and clean up when you move. Hope this helps old243

IDK anything about hunt camps. If you buy in a unorginized township in Northern Ontario
you do not need a building permit but you do need to draw up a plan and submit it to the local municipality.
This is for a change in the bylaws.
It's been about 25 years since we did it. At the time the fee was about $325.00.
It has to be approved.
Than you can build. You can build a shed first but I think you have to start the primary structure soon after, six months or so.
Each municipality is different. I'm giving you our experience.
After you build make sure your cabin is on the tax roll. If it's not you will have to pay back taxes.
This happened to us.
We were not trying to get away with paying taxes. We thought since the municipality knew we were building and the square footage( no sq ft limit) that we were paying taxes based on the cabin not just the vacant land.
We do not have septic or a well.
