Hey Keith not sure you are still watching this, but I can hope! Sounds like you went through permitting. Did the cabin meet the Wisconsin UDC and make for easy enough permitting (or did you go under the radar)?
I am going to be in Ivan's area in a few weeks and was thinking of stopping in based on this post (that cabin looks just like what im looking for). I want to drop one of these on some property but was hoping to use your experience and see if im in for a fight or if it went smoothly.

It did require a permit and it all went pretty smooth in Chippewa County. The requirements were that the cabin be strapped down or anchored to the Sonotubes, including the front porch. Just a good idea in the event of strong winds.
Also the porch steps had to meet certain requirements and of course the wood stove had to meet manufacturers recommendations for placement from combustible surfaces.
You should not have a problem, Ivan has them all over and I'm not aware of any serious issues that have been encountered.

Site prep and delivery was about $3K. That included pouring
the sonotubes the cabin sits on and some skid steer work.
Total cost was around $20K including the cost of the cabin.
Sure beats the old camper!

Finally finished, insulated the underside of the cabin with foil faced sheet styrofoam and skirted it with treated plywood and then stained to match the cabin. Got a new Lopi woodstove to replace the simple cast iron stove, and will get it installed by this fall and the start of deer hunting season.

Your place looks really nice. Currently in the market for some land in the Northwoods of WI as well. Trying to stay within my means. Do you feel a similar sized cabin could have been stick framed for cheaper?

I'm sure it could have. Up here and to be above board code wise it would have to be 2x6 construction to get the added r-value the thicker walls provide with the correct insulation. At least that is the way it is for new homes, I assume a building permit for a cabin if used year round would be the same. I like the idea of a metal roof, over shingles for ice, snow and in the summer shingles start to get moss covered on cabins in the woods. My cabin is really solid, but it takes awhile to get all that wood mass warmed up in the winter. But once warmed up, it really retains the heat. For me, it is more of a 3 season cabin. After New Years and hunting season is over, I might not get out there until early spring again. A stick built may have been more around $10K? I recently installed a table in my cabin which I mounted to the wall......Amish built with the tree bark live edges, and 3 stools.

Just found this post and was going to drive out to Ivan's place one of these days. Did you work directly with him or through someone else? Do you feel like the quality has held up? Looks great!

You work directly with Ivan. The quality is very good and he will likely have cabins in various stages of construction when you go there that you can look at.
Spring may be the best time.....as he will probably be building more at that time of different sizes and configurations. You wont be disappointed.

Did you have to do the clear coat on the inside or did it come already done? Also, did you have to contract the moving of the cabin or did you go through Ivan for the sonic cement piers, site prep, and moving? I would need it delivered to Land O Lakes Wi.

The floors came varnished. My interior walls are natural with no finish.
Ivan works with a contractor that can do the sight prep and the moving. He has moved them into Minnesota from Chetek / Sioux Creek Township, so probably not a problem to do your move and prep.

Some of his larger cabins with finished kitchen cabinetry and counter tops are absolutely breathtaking.

I live about 30 miles from Hilly Acres Cabins.
The Amish community has no phones or computers, so you may need to make a visit and cover a lot of business territory in one trip.

Thanks Keith! I might have a question here and there for you during our process. Have you been up to check on the roof with all the snow this year? I am sure you probably have as much as we do in Land O Lakes. I would think with the metal roof most of it would come off.

I'm almost afraid to go look! My cabin is back in the woods a 100 yards or so from the road, so would have to trek back in snow 3-4 ft deep. With the metal roof it slides off in large chunks. Will have to wait for awhile before I will go out, and figured I'd get the snowmobile stuck if I tried to ride out from the house to the cabin, trying to get it back in there too......so will wait til we
get some considerable melting. All time record setting month for snowfall in February!

I know what you mean. I have a trail cam where we will be putting our cabin. I can’t get back there anymore to swap the SD card. The last time we went up about three weeks ago it was waist deep.

Looks great! You may want to consider adding some type of vents or screens in the plywood skirting if you haven't already done so to cut down on moisture building up underneath.

Thank you for your post. I'm about to order up a plan with Ivan. A lady I worked with turned me onto him. Great guy and great craftsmanship.
I'm from over east of Cadott. I see you're about 30 miles from Ivan? I'll be doing all of the site work myself. Looking to have Ivan set up the transport. Do you know approximately the cost of the transport was or will be? It's about 55 miles.
Last question: Did you consider blown foam insulation on the underside of cabin to keep critters out? Have you had problems with critters?

I had my site prepped and the cabin delivered by a guy who does most of Ivan's projects. The total was around $3300 for some skid steer work and delivery.
Have not had any issues with critters. I nailed up some 1" thick foil backed foam sheet insulation underneath the cabin, and so far so good.

Hi All,
This is a great thread! We are on Ivan’s “board†to have a cabin built in 2023. We are awaiting plans and will be meeting with Ivan again in the weeks ahead. I would be interested to learn how the Schrock-built cabins are holding up after a few years and if there are things you would do differently. We plan to put a walkout basement under our cabin with a full screen porch on the front. Any help here is greatly appreciated!
