Hey Guys.
I am new to this area of Canada. I just moved from Winnipeg and am looking for an investment property. I heard that the best place to buy cottage property that will increase in value in Muskoka. This seems like a no brainer to me considering I've always dreamed of having a little paradise to go to at will.
Can anyone give me any good Realtors or Lakes where I could start doing some research?

The million dollar question is how much are you willing to spend? The Muskokas are very expensive!! There are the 3 top lakes and the rest that don't feed into them.
Use the online MLS to find out who the largest players are and then see how old some of those listinsg are versus what's for sale.

Outside of the district are several other great locations for a lot less money. Anything that travelers from Toronto can get to within 3 hours is going to cost you. Decide if you need waterfront, riverfront of land only. I personally prefer to be near the Park, the area is beautiful with plenty of wildlife, skiing and the prices are much less. You pay for great roads versus no roads and services nearby. GL

I don't necessarily need it to be by the lake or river. I am just looking for a property I can put some upkeep and work into and turn a profit in 6-8 years. I wanna enjoy it first ;) I will check out MLS again, I was curious if anyone had any "inside info" on good realtors or lakes that are featuring fairly priced properties as you are quite right, the Muskokas are a fortune. I do not mind spending the money, but I want to make sure I get my moneys worth.

Wow. A small cabin forum attracts an offshore real estate speculator looking for free info on the most expensive vacation properties in Ontario! Lee, hire yourself an agent, don't be such a cheapskate. I hear Scarborough has some beautiful country homes that you can flip for a profit.

Be careful as well, Muskoka has some steep development fees! $10k+ is what I have heard.

I would look more Parry Sound way- across to Huntsville..Prices are still decent but not for long. You are just north of the Muskokas..
