Get a shed pre-built. Likely under 5k. And then you have stud walls that can be insulated. Even better. Build a shed. Insulation and air tightness are your friend.

With your budget. You're really looking for a hen's tooth. Northern Ontario might be a good place to look.

Tay Valley is close to Ottawa and they allow tiny homes. You can still find odd ball lots under 25k.

Thanks for all the great feedback everyone.. I was actually looking at these prefab sheds for Port Loring unorganized area but the Ontario Code would require the shed be built then you have to apply to convert it I guess to a home.. I don't think you can just convert it and avoid the Ontario building code even if you are in an unorganized area... the shed I was looking at is from these guys for $10,000 - $15,000

The conversion would likely be more difficult and expensive than simply building it correctly to code standards in the first place.

I know.. I have already been quite defeated and realize it is pretty well impossible to get my own land and home on less than 30,000 bucks.. so I will turn to other ventures.. instead I am going to use the money to buy products to rent out via Ruckify and hopefully make money with my money instead.. see what the future holds that way.

Please think this out carefully so you don't waste a bunch of cash on items that will not make a profit in the long term.

With all these pre built building that your planning on turning into a cabin you should really play with an interior layout program. I think you will find that 12ft wide will be like living in a hallway, 16ft wide is better but dosnt allow for a bathroom next to a bedroom. Your really left with an odd size living, dining area and kitchen. If your a single person and only take showers is really the only way i can see the layout working well.

For our cabin build we are going with 20' wide. This allows for a decent sized bedroom and bathroom next to one another. Some may think you cant get 20" long lumber easily, well you can just prob not at a box store.

Have you looked in North Frontenac? That is the region we are in. A lot of the people come from the Ottawa region. If you go further up north you probably can find land under $20K that is not lakefront.

As others noted the way to get around that might be with a park model trailer. Or find a region outside of NF that is not incorporated.

My neighbour got a permit to park his trailer full time and build a shed. So they will allow some of these things but probably not technically "full time" or as a permanent residence.

In general you probably could accomplish your goal but the budget might be tight.

If you find some land you like under 20K. Try low balling some offers. If land has been for sale for awhile they might budge. A family member in the township over, got his at heavy discount because they were for sale for a long time and the owners had financial issues. He got it basically for the price they needed to pay the mortgage off.

What might be challenging for you is that you want access to care and a small town. Our area has a town 10 minutes away, and others withing 40 minutes. Our road is maintained all year round as well.

You could very much live in our area in NF all year round.
