...ong run. So I'm glad that the overriding attitude of the landowners in my state is that to each his own as long as one doesn't infringe on your neighbors. I have no specific problems with buildings codes as such, and I'm aware they are based on best and safe practices as determined by some association or commission. But what the imposition of those regulations causes tend...

Thank you for the reply's. I do realize that the tie is under tension keeping the top of the walls from spreading apart. I'm not going to apply for the building permit until spring to submit my plans to the inspector. I was hoping to get my beams ordered from the local saw mill so they will be dried by the time I need them ...

Greetings! First-time poster here.... My wife and I have been planning on building a small, simple house for about two years now. We have explored countless different options, however one that has intrigued me are these pre-fab solid built cabin kits, like the Lill...

Another option would be to build two 12X16 sheds connected by a dogtrott. You don't need a building permit for <200 sf. Of course you aren't suppose to live in the sheds, but I did the shed route first few years. Now it stores my 4 wheelers.

So if i cant make it big enough ill put another building beside it... makes me so mad it's my property I should be able to do whatever I want out of town. Some county don't require any permits at all grrrr but t...

... had this same problem. We bought our property with a yurt on it hidden away, but the first winter we lost the yurt due to a heavy snow load and a raccoon that chewed a guide rope. We wanted to put a building up we could use for storage and at some point turn in to a cabin. When we tried to get a permit we were told there had to be a primary building befo...

...ou have to do the site evaluation and test pits no matter what you're planning, even an alternative system. I even called the head of the Onsite division at DEQ in Salem to verify this. To get a building permit, you have to go through the process. I think a lot of it has to do with checking for wetlands and other soil/land properties.

... crushed rock in the ground before encountering groundwater. Yay! So, I get there, do the test pits and site evaluation that's required of everyone (and give the On-Site Dept. their check for $1,000, sigh) to apply for the building permit. Then, I tell them that the state allows me to use a composting toilet/greywater system, send the state the application with...

...ge people call and petition THEM. They also get lobbied by people representing various organizations. This happens everywhere. When I made some phone calls to the county officials where I'll be building, I got the impression that they're quite reasonable and they're not overly regulatory. The last thing they want to do is be bopping up to Bly Mountain 25 miles away several...

Be aware that like many things being sold on the internet, not all plans are a good buy. They are many being advertised on the internet, heck even in books you can buy, that do not meet the building codes that blanket the country. As a full time residence you can not avail yourself of the very few locations that have recreational property exemptions for certain things. When lo...

Maybe building isn't restrictive in some places around Texas, I don't know. But how often does one actually build? One has to look at the overall quality of life and cost of living in a p...

...you got? The old houses and barns were built with raw or baked bricks, soil and plastered with lime. Roofs are corrugated iron with Douglas fir timber, ceilings and floors. You also find many stone buildings, but never wooden cabins. I have an old barn with stone and soil walls which was built around 1925. They used only raw poplar squared roughly with an ax for the roof timber and it i...

We have to stay under 200 square ft to avoid building permits for a "shed". Sounds like about the same as Wexford County.

175. Posted: 20 Oct 2015 07:27 - Member's Projects and Photos / Lurker turned poster from MI
Brooksm29, Wexford Co. has looser restrictions compared to others. Per the Wexford County Building Department "If a building is detached and under 200 square feet and less than 10 feet high, no permit is needed".

...gs and receptacles. No sense in having some one plug in something they shouldn't. A nice thing about the cabin is that it is off grid and the powers that be in the rural county only require a building permit with no inspections. Which doesn't mean I want to do anything half-assed. I plan to run all the wires in metal, surfaced mounted conduit. I think that ...

...l accept. A 600 sq ft house with a 260 sq ft porch would make a nice place, and the porch reduces cost. If you are doing a lot of the work yourself, $50,000 is very doable. Most of the cost of building is labor. Your material costs will come in probably below half the $50k mark. A pier foundation will greatly reduce cost, but any building over 3-400 sq ft on ...

Owen county has the log cabin exemption, there was just an article in the evening world about it, and Josh Hogan is the building inspector. I knew him years ago and he is a reasonable dude.
