241. Posted: 25 Jan 2015 09:43 - Cabin Construction / Overhang question re: Ontario rules
We have a camp in an unorganized township. We have never got a building permit. There is a roads board and we pay taxes to it and the school board . We are good neighbors and don't get on the wrong side of any of the locals. Support...

...ime we protect someone, we also restrict someone, often unknowingly. Be very careful when you say "There ought to be a law!" Back in the day we would discuss the intent of the law with the building official in trying to interpret the law for a particular situation. In having that discussion we could often work around those unintended restrictions of someone's use and enjoy...

...haring which county in TN that has this requirement? This is part of the IRC, generally it is the law in 49 states. However what you asked about was an accessory structure. A non permitted accessory building has to be accessory to a primary residence. That doesn't mean you cannot build a permitted utility structure such as a garage. Forestry is ag...

245. Posted: 15 Jan 2015 16:58 - Properties / Site Suitability Assessment?
    1. Ask the local authority having jurisdiction (AHJ) whether or not septic is required to actually build a habitable building. Outhouses may not be permitted there. Or they may be. You have to ask them; all of us out here may have different rules. 2. Just because land is for sale does not...

246. Posted: 15 Jan 2015 16:54 - Properties / Site Suitability Assessment?
...ea has different rules and will enforce them differently. Even the amount of area you need to be able to build will be different. I think, in my situation, there was not real connection between the building permit site plan and the septic report but I could be wrong as I had lots of space anyway, and I think I told the septic engineer where I was planning to build.

247. Posted: 15 Jan 2015 11:48 - Properties / Site Suitability Assessment?
With the caveat that every area is different - I went through the same thing even though I was using an outhouse and grey water (allowed in my area for a recreational place). To get the building permit (again very simple and cheap in my area), I still needed to have a "septic" engineer do a site assessment (including digging a few holes and perc te...

Have you looked at the agricultural building exemption in TN? You might want to look at this info. Of course if you classify your shed as an agricultural building - they wouldn't look kindly if they fou...

Another vote for staying away from the metal version. If you've ever seen a metal pole building going up, if it is going to be conditioned on the inside, they use large batts of fiberglass insulation wrapped in plastic that is applied to the exterior of the perlins before the m...

Julie- Each jurisdiction handles these things differently. I suggest you go into the Building Dept and ask questions. So long as you are getting permits for what you are doing, they'll be happy to offer advice and direction. As far as electrical goes, t...

251. Posted: 6 Jan 2015 18:01 - Cabin Construction / Building legal
The electrical inspection is usually done by a different agency. So the building itself, one inspector, sign off on the framing. Then pull the electrical permit. In my state, its done by the state dept of labor and industries. There can be some ...

Quoting: MtnDonQuoting: creeky I've become a huge fan of insulation on the outside of the building. So am I. So much so I when I re-sided the house I added 3 inches of polyiso to the 2x4 framed walls. It does complicate the window and doors a little but nothing that can't b...

National Parks now follow the general rules for the state the park is in. Can be interesting when a park straddles two states. No firearms allowed in any of the park buildings though. National Forests are okay for firearms if the state laws permit them, except for the ranger offices. It is a mishmash.

255. Posted: 6 Dec 2014 21:59 - General Forum / NC NEWBIE
NC Mts, I build in a rural mountain area and did the permit process. I can tell you those rural country folks are super to deal with. Nice, friendly and the process including planning dept and building dept stops I made to get the permit didn't take more than 20 minutes. They reviewed my plans and in a week, got the call to go ahead, p...

Quoting: zeligIf you read the definitions in the OBC act, you'll find that anything under 108 sq ft is not a 'building' and therefore can't be considered an 'accessory building'. I think people are being allowed or encouraged to not understand this, but I haven...

If your attached to the "Grid" check local building regs, State / Province requirements. Usually if grid attached you need a permit & inspections as well and insurance won't cover if you don't.

...ht 2.2 acres of bush just down the road from beautiful Lake Huron on the Bruce Peninsula and put up a bunkie, even though it was technically not allowed since there is not a principal property on the building. In this part of the province, you cannot just build your own 16 x 24 dream cabin anymore which is very very sad...even though we are surrounded by cottages and 2.2 to 20 acre bush l...

...e in Winter Main roads get attention 1st). After 30cm of snow, you want it plowed! Once you figured out your "Target Areas" have a look at Realtor.ca and see what prices are. Considering building your own "shack" or buying one all done, well the counties / municipalities will be listed there in Realtor.Ca mostly... then follow up by asking the listing agents as to...

...ou research it. I think I read that concrete placed above frost can cause the poles to be heaved upward with soil freezing, not good. Yeah steel would be great but it will cost you a lot. If you are building with permits you'll probably need an engineer. Treated poles are cheaper, and there are charts that show how thick, how deep, how high to set the poles etc. so ...

I am no expert in any of the building process'. I simply had a dream of owning true mountain property and with my young family I need somewhere to get out of the weather if need be.     The inspector has already called the second building a storage building even knowing there will be 2 beds in it so I won't need a permit. Maybe he'll work with me on this. We'll see.

It's a dwelling because you are using it as a dwelling. You are dwelling in it. The building code gives the building official the power to decide what the actual use of the building is. I'd be interested to hear what they say when you p...

I don't know how their department works, but most will not let you by if it appears safe. Either they will require full, verified code compliance or they will consider the building not requiring a permit, in which case they won't look at it at all. Where I work if its less than 120 square feet we ignore it and don't require anything. ...
