Don't pour concrete until you know whether the building dept. wants to see it before it is poured. Waste of time and money if you do. Inspecting footings before they are poured is one of the major things we do. It's always impossible...

The under 120 sq with no permit is only for a storage shed, many of us have built no-permit sheds and sleep in them now and then. If you tipped them its going to be a cabin then you might wind up building to code, which would be rough looking at the point your build is at now. Also when you label it as a habitable structure you will run into codes for...

The upper piers did hit rock "ledge" before I got down too far. 1 of the 3 lower piers hit rock. The others are 3-4 ft deep. Can anyone with building experience give any comments or suggestions after looking at the pictures? I am just now dealing with my county. It was my understanding that I could build under 120 sq ft without ...

So apparently when you add a bath and kitchen it becomes a "dwelling" and needs a building permit!!!!! (shaking my head...)

I would suggest you consider talking with the municipality (phone call) and find out how hard it is to get a building permit. You can build 50 ft (or maybe 75 - cannot remember) from the water and you may find that a permit is simple and easy. If you try to build ...

Thanks guys, for your replies! Good points, I think I need the certificate of location for my own protection, especially since it is a private document and doesn't seem to interfere with any building plans. My main concern is that the new deed will likely mention only 1 dwelling, which makes it difficult/impossible to later claim there were always 2. All I really want is a ...

...ality will be the least bit interested in it. You need to decide if you need it to provide your own protection - is the land properly registered and surveyed, are there any rules that may impact the buildings etc etc. With the recent push that Quebec undertook to reform its land registry system in 1994, a process that continued until 2011, cadastral numbers - the land registry numbers u...

Sorry no advice from me. I will say that things heal after time. Very few of the buildings on my town property have been permitted over the last forty years, yet they know all about them now and don't know or choose to bother me. That's in the U...

...ances actually say? Where I am you can't live in an RV on your land permanently, but if you have a septic system you can stay there 4 months out of the year. Not sure how far you will gets with building a house with garage to house the RV. If you try to get a permit for any building, they are going to closely scrutinize it. Anything permit...

...electric? Check state and local rules. That can vary a lot from place to place. Some states have special rules for limited use camps, as they are often called. Many states do not. ~~~~ Frequently buildings or land uses that do not meet the letter of the law are turned in to the government by others in the area. Those others are usually ones who have complied with the rules and get ups...

I'm in Missouri also and the county I am in has no restrictions. I have a dry cabin and an outhouse. Did not need a building permit for my cabin. I think there are quite a few counties in Missouri that are this way. The closer to a metropolitan area the more restrictions.

I am posting today to get some opinions on the idea of building this on a 12' or 14' wide tri-axle mobile home frame. This would give me the option to move the cabin should we decide to build more permanent building in ...

... I know where bigriver's cabin is and I can tell you in that area of Missouri, there are no laws requiring you to have water in you cabin. Also, in most rural counties in Missouri, there are no building permits and no code inspections and all that bs. Although I don't live in it full time, my cabin has no running water other than caught rain for the toilet. M...

They allow up to 20% of my property for buildings. More than that, I would lose my timber tax break on that 20.25 acres. Not sure if they would remove another acre for a second dwelling because my first certainly didn't occupy...

This was a large part of the beginnings of the building codes, which, among other things, reduce fire hazards by various means. But the codes have gone way, way beyond such basic safety rules and are so complex now that they resemble th...
