Hello Everyone:

I've been reading the chats on this website and I'm very impressed by the generosity and great advice.
I plan on building a 10x10 bunkie with an overhanging 3 - 5 foot loft/porch but I can't seem to find any plans for this type of bunkie. Can anyone give me some suggestions? Sell me a plan?

This was originally a Mother Earth News article called Build this Cozy Cabin for $4000 published several years ago but you can still find the drawings online.

Yes I have a lot on Shanty Bay French river area, I'm presently living in Calgary but am hoping to be back in Sudbury next year to start building my 108 sq. foot shed.

Hi ShantyBay,
Whenever I see "108 sq ft" red flags go off! Obviously it depends on the local municipality but in almost all areas, the "no permit 108 sq ft" code applies to accessory buildings - you need to have a main building on the lot.
i might be way off base here with your intent but a heads up just in case.

That is a valid point and yes you must have a main building on the lot, however you can build a shed for tool/equipment storage for the construction project. I plan on building a garage with living quarters in the next 2-3 years so the shed with sleeping quarters would only be used 1-2 seasons for temporary accommodations. Your thoughts????

a 10x10 is so small I wouldnt even use plans unless the town required it.

Hey Brettny:

I understand what you are saying, however I live very far from the property and only have 2 weeks of my vacation to complete this project. That is why i would like to have a solid set of plans so that I can spend this winter planning it 95% to ensure i can complete the project during my vacation. I don't have the luxury of returning to site multiple times per week/month/season.

If it was up to me then I would be all for it - problem is it is up to the local authorities. It really depends on how much they check/care. Using the shed to sleep would not technically be allowed but also might never be an issue. Ontario has some tough limitations that are enforced in much of the province so just do your homework. For a shed, the impact of getting caught may not be big but might impact permits later on. Talk to locals to get a feeling for things but really, the best information comes from the municipality (like it or not). Even the plan to build a garage with living space may not fly (minimum sq footage etc). Check early.

If you only have 2 weeks to complete the project then cut every piece of wood to size before you ever go up there. Lay out your floor, wall and roof systems on the ground at home, label and number every piece and then bundle things together for each section (for example, the south wall has this many studs, top and bottom plates, sills and headers for the door and window openings, etc).

When you get to the site unload your trailer in stages (foundation posts and beams first, then floor joists, plywood decking, then each wall bundle, etc).

This way you could probably assemble the shell and have it dried in in 3-4 days.

I am with Rockies! Do as much as you can at home. I built the walls in my driveway. Even if you have to do your walls in two pieces? Gives you time to do other projects and not stress.

You guys don’t seem to understand he is clear across the country from here ,like Michigan to Washington state mileage if he was in the US , there is no way it would be feasible to cut everything at home ,then travel 3 days to get here dragging the cabin with him .His build site location is actually a huge camp-cottage area ,there are a few local sawmills there, a few lumber yards that would do the vast majority of their business in the summer .Home Depot ,Lowe’s,Rona,etc are an hour away ,where I live ,so building it on site will be easy in comparison .

2 weeks should be no problem for a 100sqft shed. Get out your calculator and figure out how much material you need.

The problem with plans is there can be something left out. Why dont you draw then your self. Then you can put windows, doors and other things on any wall you want.

As someone who built remote. Figure out what you need and take extra. You will usually need n use anything extra later on. Boards warp ,crack get miscut even just seem to disappear. Just the cost of building remote. Yeppers more work and freight up front but stuff happens.
I needed to patch together an old propane tank and generator. Tank had old valve. I found a brass fitting in a pressure gauge tubing kit that worked perfectly. Looked a bit suspicious but but we made power. Have no idea where that fitting came from or why it would be there. Sure glad I got into taking all I can on every trip. All you got is what you got.

Extra should always be taken. I'm 20min from homedepot and always buy extra. The remaining can be returned at my convenience after thr project is done.

Hey Guys:

All great and valuable advice, I really appreciate it. I would love to able to pre-build as Rockies mentioned but as Bruces pointed out I'm 3000 km's away from my property and it is not feasible. Having a proven design and set of plans would definitely put my mind at ease.

These guys have a beautiful 9x12 bunkie with loft design (www.wellbuiltbunkiesandsheds.com) but sell the complete package as a pre-fab kit not the plans. As a rookie small cabin/shed builder I always welcome all your feedback and comments.

What's the actual cost savings on building vs buying a structure? Then your 2 weeks away could be spent insulating and finishing it.

I received a quote of $9200 Canadian Funds for a prefab 9x12 cabin with loft. I will crunch some numbers over the next couple of weeks but i'm hopeful that I can be quite a bit less than $9200.

Wow what does $9200cd include in a 9x12? I'm not sure how much $3200us is but that's what I paid for a 10x14 "shed". Distance, time and price made it a no brainer for me. This is a rough cut shed so the only plywood is the floor.

Shanty try searching “seven day build” it was a 9 x 12 with a full loft and some inside finishing built at sand lake not far from your sight .sorry I lost the material list or I would be glad to Share .it all came on one truck for less than 3500$ Soon to be 3years ago l shopped The list around to 3 stores Home Depot was the highest at 4400$ A small independent was the lowest .

Problem is lately the cost of lumber has ballooned to incredible levels ,I purchased 2 2”x6” spruce 8’ this past week ,normally about $5.00 each ,they cost me $27.50 out the door .We are being abused with lumber prices .

Hey Just:

You reference "seven day build", is this a topic on this Forum?
As far as lumber prices, I'm hopeful that they will decrease by next summer.
Another quick question for you guys; can you pour small concrete pad (8" x 8") directly on rock or do you need to drill into rock and use rebar. The small concrete pads will be used for the shed foundation frame.

I got my 12x16 cabin (16x25 w/deck and roof overhang) dried in for winter in 10 days, and I had a super super beefy structure with a TON of windows. I really think it just depends what you want to get done. If you've got two weeks and a small build, you can frame/sheath, get windows in, get on house wrap/tar, and put on your roofing in 14 days. Once that's done, you can take your time!

Also, concrete takes at least 3 weeks to cure, so keep that in mind for your foundation.

I would strongly recommend adding even just a couple feet in footprint to your cabin. It makes a HUGE difference, and the build time/cost is relatively negligible.

Hello Everyone:

I've spent quite a bit of time surfing the internet trying to find plans for a 10' x10' or 9' x 12' shed/bunkie complete with 4 foot overhang/porch for a loft, there are plenty of companies that want to sell me a prefab kits but no plans available for purchase.

Sooooo I am circling back and attempting another longshot hoping that someone on this forum may have plans that I would willingly purchase to help me with my fist DIY .

Looking forward to great replies
