Lumber is still readily available, just expensive. Back in February, I mentioned I ordered an overhead garage door in mid-January and was told delivery would be mid-April. Well, mid-April came and went with no door. Tomorrow the door is going to arrive at long last.

Yeah, there is always that. At least it arrived without damage as the installer has checked that part. I didn't want any part of installing a 16 ft wide x 12 foot tall door.

As of this morning some friends getting ready to build reported that a previously $1600 load of lumber for them is now $600. Guess that is what their contractor just told 'em...... Im still at 'believe it when I see it', though.

Lumber futures now under $780. Dropping like a rock as lumber mills coming online and ramping up. Don't know how long it will take retail to catch up. I would like to see plywood back around $40.

Just got a load delivered yesterday UGH
SPF 2x6x10 - 23.95
SPF 2x4x10 - 15.75
SPF 2x4x8 - 10.99
PT 2x6x16 - 39.39
PT 6x6x16 - 92.75
4'x8'x3/4" Std Spruce Ply - 102.99

In $CAD price per ea

And for "supposed" premium #1, it is more akin to #2 & #3 grade (2x4 anyway)

Insert Fred Flintstone "Ruckus, Stuckus, Frickus, Fruckus."

Meanwhile up the road there is a 100 acre Holding Yard with milled & dressed lumber stacked row upon row with "not for shipment" signs on it... and security preventing anyone form taking a photo. Shortages lack of supply MY EYE !

Luckily, this is most likely the last Graded SPF KRAP I will ever buy, after this toolshed comes the porch and finishing of powerhouse which is all rough cut Cedar, which I am getting from a local mill.

BTW, saw a sign at the Big Box, $5 for a pallet ! yeah, a used pallet for $5 and people are buying them ... oivey.

I bought 50 sheets of 5/8 in the fall of 2019, they were $16. Covid hit not long after. Lucky timing.

Lumber futures prices are down 42% in June.
As the old saying goes, "Nothing solves high prices like high prices."
How long until lower lumber futures prices trickle down to the local lumber yard?

I was noticing it was updated daily at the big box stores when the prices were going up. Too bad it doesn't work the other way.

If nothing else changes you'll see the price basically stay the same for several months while demand ramps back up again - everyone who was waiting for anything will start clearing out the points of sale - box stores, lumberyards, etc.

We won't see a real price reduction at the register for at least 6-8 months, IMO.

Again...if nothing else changes.

I'd actually expect this cycle to repeat itself a couple more times - shortage, price increase, then you can get it but its expensive, followed by slow taper off of prices.

I'm of the mind that unless you have way more years left than dollars...just move forward with your project. Life is pretty short to sit around and wait for 3 years to see what happens. You can always make more money, or whoever gets all your shit when you die gets to figure it out.

I just paid about 2.5x "normal" than I should have to put a deck on my getaway. You know what though? It's a nice deck for having a cold one and I'll enjoy it for the next two years and not care about the couple hundred bucks.

I have been watching 15/32 plywood and a 2x4x8, the plywood (not OSB) is 84 a sheet, in april, paid 54 a sheet, the 2x4 is just under 8 bucks now

We just built an 8x12 deck with treated lumber, 5/4 x 6" top, 2x6 box frame and joists.
Cost just shy of $300.
Sounds like the good old days.
But that price was just the 18ct of 5/4 x 6" x 12', nails, etc for the top.....
My neighbor at the cabin graciously gave me my pick & sort from a pile of old deck framing lumber, all treated for ground contact!

Paulz, as you know, the shelter planning has been in the works and the log frame all in place for a year +, sat covered in snow all winter, almost postponed it, but didnt want it to set another winter in the weather.

As it was, I ended up going earlier because my wife had planned a Hawaii trip with oldest daughter and grandson the weeks I was planning to go. So I had to move my project ahead by 2 weeks, much colder temps (15 at night) and it actually saved me lots of money. The lumber prices would of been much higher.

But I have no pending projects needing lumber, so until these prices settle down. I am going to avoid any building. Only lumber I will buy is for a needed repair. I think if everyone just stopped buying lumber, the prices would come down. Its going to naturally, but its going to be slow.

Yes, glad I did it when I did.

7/16 OSB @ over $60/sheet!!!!????

I remember when I was pissed @ $8

I've always considered OSB as the crud grade of sheet stock

No more

Went with SmartSide @ HD

Only $43/sht

The advantages of thinking fast but building slow I guess. I've got lumber for the new cabin I'm building that I bought over 2 years ago that I'm just now nailing up. If I had to buy all that now, I'd a probably given up.

I bought some 8 foot 2x4 back in January - $8.50 a stick. I bought some more a few days ago - $7.98 a stick. Getting better, I guess.

Lumber Futures dropped to $521 today.
Plywood 15/32 4x8 $55 in Virginia
House buying frenzy subsiding. People choosing to rent and wait out the storm.
Builders cannot find enough workers.

OK, my 2 items I have been watching are the 15/32 cdx plywood and the 96" 2X4, the 2x4 was close to 8 per board, its a little over 6 now. Plywood peaked at about 84, about 65 now, coming down for sure.
