How many acres?
What state you live in? Or country? Or whatever?
Size of cabin?
Connected to the grid or not?

My taxes are $110 per year for my 28 acres in Eastern MT.
14x26 dry cabin with outhouse. County doesn`t know its there and nobody cares anyway.
Power pole on my property but haven`t hooked up, probably never will.

Thought of the power. It is somewhat close. But all I need is 4 lights and a USB port. Ginny for microwave and coffee pot.

40.52 acres, taxes on it all are $239 a year.
288 sq feet cabin, out bld is a container (not taxed)

Heck, my assoc dues are 185 per lot for $370.

I have deliberately kept it "cheap to keep" after retirement

About $700 10ac in central NY. Stream on the property on a seasonal rd with no power and 9,000ac of state land 1,000ft away. Theres also another 15,000ac of state land about 10min drive. 30 minutes to a big box store.

Believe it or not the school tax is about $550 of that $700. Also to me stating a tax price dosnt really matter....if in the area you cant make enough money to pay the taxes. The median house hold income for our property is 35% lower than the county I live in.

Land valuation is Ok at about $26K but the cabin at the same is Waayyy overvalued. I could contest it But dont think I should make waves for what would amount to only a -$300ish/yr, at best, adjustment. Sleeping dogs and all that....
Btw, I had no idea we'd be similar to NY.

GC to be fair NY land/school taxes are all over the board. You canitteraly be 2x what someone is 3 houses away. We also have no cabin. I tried to figure out what the added tax would be with a 20x32 and was coming up with a number about $2,200. But it also would double + the value of the property..this is actualy why we are building our own over buying one pre built.

My cabin is in upstate NY. My taxes are $900 for 8 acres on a county road close to town. I am on grid but not as far as the town knows. The assessed value is something like $50,000. Interestingly my taxes for my regular home on Long Island are $1900 with a $550,000 assessment.

Wow, so far, looks like I'm getting a great discount. Mine is classified as "timber land" and I am, in the eyes of the state of Washington, considered a timber farmer. I do have to submit a forest management plan and renew it every 10 years. I hire a professional Forrester who I have always used since day one and she handles it all, its an extra $500 to do both lots and renewal comes every 10 years, so again in 2024. This makes my 20 acres lots about $32 each, but the cabin one one drove it up as one acre was removed from timber status. My schools is the biggest chunk also, like $17 on the empty lot, more than half of the collected money.


Many states have special use classification that can lower your taxes, some may require more acreage, mine wants 20, can be 19.5 (round up) and some may let you with 5 acres.

I'm about the same as you rpe. Unorganized south of Sudbury. I'm able to drive into my place in the dry months, but its a 3km 4x4 road, once I'm off the maintained road, that nobody but me maintains. In fact everyone else on their atv's cause me a lot of maintenance work.

In rural Wisconsin, on a paved road (but about 1/8 mile from unpaved roads.)
Two separate 2 acre lots, base taxes on those are about $160/yr each, before the cabin. So $320 for 4 acres before the cabin, I expect about $750 once the cabin is...accounted for.
That's a dry cabin (no well/septic), but IS connected to grid electric.

North Frontenac Ontario
5.1 acres, water access, all season access road. No legal buildings on site yet.

Was $850 but I request an adjustment and got it down to about $450. Value listed was well above what we paid for it and the two neighbours were about half price so I was able to get an adjustment a few years back.

$575 per year in taxes. 10 Acres, 2 cabins, 1 small shop, 1 outhouse.

$6,500 per year for Insurance including fire.

Taxifornia, and a prime area near the ocean. I do have two adjacent parcels, a 5 and a 2. I could combine them and save all the school, fire bonds and all the other stuff they tack on (about half the bill actually) that I pay twice for now, but I would lose the option to sell the 2 acres or build on it separately.

I make up for it by all the good Craigslist deals I get..

$1070 +/- for 480 acres and our <100 sq ft shack in Saskatchewan. Considered agricultural. There is an harvest of hay from 80 acres each year.... no services/utilities altho the road is maintained that goes by our driveway...

33 acres in central NY. About $1400. No electricity nearby, or improvements like well or septic. Just open woodland and a field with road frontage in the middle of nowhere. They reassess. I argue. I lose. A couple of years go by, we repeat.

That's mainly why we put our cabin in on wheels as a park model. They won't tax that...so far anyway.

The beauty of it is, were surrounded by thousands of acres of state and university owned woodland. We get to use all of it and only pay taxes on a little.

About 20 acres with a well established homestead.

Tax about $600 annual.

Very little services provided from the taxes. No fire department or police department, no schools, and far away from the range of any established fire department response. We are pretty much on our own. I guess the taxes go to maintain the one road that exists in the area about the size of most eastern states.

On the plus side, no state taxes, and no government minders telling you how to live, what you can build, and how you build it.

Umm not sure but likely. The land used to be part of an old farm. Most of the cleared land (about 160 acres) had been rented out when we starting purchasing it in 2009. There is only about 80 acres that is arable now. 200 acres of the 480 acres is forest and bush and 200 acres is a large pond (140+/-) and wetlands which I guess could be considered grazing land and water for livestock. So there really is not much to tax as farm crop land. Interesting thing is, at least in Canada, a private individual can't "own" water especially navigable water ie lakes and rivers according to the way I understand it. But, as we do, if a private individual owns all the land around a body of water they can limit access. I think our land has a dozen deeds because of the big pond. I also understand that if there are ecological easements on the land then the taxes drop significantly and of course so does the price/value as ecological easements usually prevents/restricts cultivation and permanent structures (ie houses, cabins, resorts etc) or development of any kind to the land.
