I was considering renting out my place when I am not using it. There is a person who manages Airbnb rentals of cabins and camps in the area who will take care of the listing and the cleaning. Any thoughts?

My neighbors rent their place out occasionally. They have located a person in the area to open and clean after. They use "hipcamp".
They have had success both with vacant land camping and their cabin. No issues so far.

Everyone's situation is different. Are you on grid power? Got good plumbing and septic? Insurance in case it burns or someone gets hurt? Not worried about people knowing it's there?

Yes the guy I spoke with also mentioned hipcamp. I too have an area I thought of making a tent site. My taxes went up this year so I was thinking I could recoup some of that and some of the operation costs that I have been paying out of pocket.

On the renting of vacant land. I was/am surprised that it rents so often. There is National Forest land 2 miles down the road. Maybe this generation is more honest? Back in the day. I would have just camped in a nice spot. I usually am at the cabin during the week, not weekends. But on my walks I see evidence of someone driving thru.
$40 a night for wooded vacant property?
It's a thought?

Is it worth what the taxes went up for someone sleeping in your bed? Minus income tax, cleaning costs, wear and tear and worry?
How much did they go up?

Never hurt of taxes going down.
If anything make a tent sight or a tiny A frame.

If your cabin has any quirks of operation that means it is not just like the normal residence I would definitely say to have some serious rethinking. Too many people can't follow special instructions. If there is a wood stove or fireplace I woud not even consider it for a moment.

I could not rent out my personal spaces. I do allow a few special friends use of my cabin (free), but they are special people, known to be responsible, etc.

If you do rent it ask your insurance company if they have any issue with that plan.

Interesting discussion, as my cabin sits empty a fair amount of time.

I have thought about it and decided I would only rent it if I went into the purchase with the mindset of renting it. So I am currently in the market to buy something that would be a vacation rental, that I can occasionally use for myself.

I just couldn't get past all my personal items being used by others who generally don't care about anything, even their own things. I have several rentals (not vacation) and I know how people treat homes (not great).

I always tell people if you are going to rent a property you have to understand that it may be trashed unfortunately. I have seen it too many times. Having said that I certainly understand your desire, and depending on your financial situation it may be worth it to you.

All boils down to that..

I will never rent mine out (first of all, we live here now, lol). I would consider letting campers use the lovely redwood grove, if I was in need financially, but even then would have to consider things already mentioned: insurance, trash, fire, theft..

I have 160 acres in provincial Forest central Canada and we had an extra cabin on the property that was only getting used occasionally, For friends and family. just a nice small off Grid 16 x 16, with solar system, no running water, outhouse, wood stove for heat.

In 2018 I started to rent it out on Airbnb, and TripAdvisor. It was a learning curve at the beginning but renting it out has been great. I wouldn’t rent out my personal cabin, this one is just set up for guests now. Only 45 minutes from our home so it’s easy for me to drive out clean up and set up for next guests. The cabin is a short walk from our main cabin so the guest have a lot of privacy and so do I. At first it was strange having other people on my yard, but I honestly don’t see them very often. there’s a lot of trails and some people are just happy sitting in front of the woodstove in the cabin. 98% of guests are respectful and clean up well after they leave.

Now I have add 3 more small cabins, so 4 total. I create a new income stream for myself. Now I’m planning this to be my sustainable income for my retirement. And when friends and family want to come over have a way more places for them to stay. Honestly it’s been a win-win all the way. But me and my husband have made a deal if one of us is ever done with allowing people on our property the other one just have to say it and we’re finished renting.

countrygirl - I appreciate your posting.. With 160 Acres we have been thinking about something like this. There are plenty of people looking to "get away" for a while and I think there would be a market here.

the small rental cabin is only rented out in summer April-October. we put a Cubic mini stove inside. the cabin is a kit form Haapsalu, Estonia. https://tene.ee/en/shop/

We bought 2 Cabins the one in the pictures is only 106sq.ft feet no building permit needed. Door windows floors all include. 28mm thick walls
The Other cabin we bought 400sq.ft 40mm thick wall triple pane windows. it can be used all winter!

All of our products have been produced in the cold and icy Northern European climate from the dry spruce that has been grown in ecologically managed forests of Sweden, Finland or the Baltic States (Estonia, Latvia and Lithuania).
