First of all, I love this site and have been a long time lurker. My wife and I have wanted to build something for awhile but just never have been able to find land we like.

Here recently we located a small cabin by Lake Eufaula, OK for a really good price and made an even lower offer. After a counteroffer the seller accepted our price.

We have signed the purchase contract but paid for the termite inspection during the inspection time frame. Today, we received the report that the inspector found live termites as well as carpenter ants.

Here are exact comments:
Live carpenter ants found in north window
Southwest Enid - soil in contact with floor supports
Live termites and termite tubes

Obviously, this now has us unsure what to do, so I would appreciate any comments or suggestions. While we do like the place, we for sure don't want to get into a mess with termites or potential structural issues.

How big is the cabin, and what type of foundation is under it?

The cabin is approx 336 sq ft and is a steel building that was finished out inside. There is metal skirting around the outside because it is on a slight hill. The floor type is wood and the piers are concrete blocks.

I cannot speak to the termite infestation but I do know that you can get rid of carpenter ants fairly easily. We've had ant infestations in both our home and our cabin and have removed them from both. For ants you need to find and remove the queen/nest either physically or chemically. You need to determine where the ants enter the structure and follow the ant trails to the nest. In some cases we used chemicals to kill the ants. In the case of our cabin I found the nest in a window header board and replaced it. Problem fixed on both instances.
Don't fear carpenter ants. I would fear termites, though, since I don't know how to deal with them. Hopefully others will ante up with their advice here. Good luck.
