I've been looking for 6 months. Wanting 100-200 acres in Colorado, but my budget around $100,000 might be a pipe dream for what I need/want. Fully intending to live offgrid and have enough skill to pull it off, am single, decent health so roughing it for a few years is great by me. I also realize that 40 or so acres might be the better way to go. I don't have to be near town, an hour drive is ok, Power, Water, etc. are all flexible as I mentioned offgrid with solar, generator, water catchment, creek, water rights? all come into play so there is almost too much to even think about. A daunting challenge but that is what makes it worthwhile. Where I currently live I spent 6 months in finding my city home, I totally enjoyed the process as I try and make everything fun and enjoyable.
I am up for ideas/thoughts about my Colorado Land dream....Crested Butte/Durango/Telluride areas maybe Sangre de Cristo range ? yes I am add sorry

We poked around for a place north of Anchorage for a few years, came close to pulling the trigger a couple of times, and backed out. Then saw a cabin on 5 acres on line, visited the next weekend, and had a deal a day after that. Thought we were done until the 4 acres of vacant land next door (and on the lake) came on the market. Crazy high price. Back & forth for a year. Finally, a friend said, you gotta pay what she's asking or you'll end up with noisy crummy neighbors and a view of their trash. So we did. And now that the pain of writing that check is past (well, mostly), we know our friend was right.

7 long years, but it was well worth the wait. Good things come to those who are patient.

I wasn't looking. My dad owns a 40 acre deer camp. The neighbor to the south lost his 255 acres due to bankruptcy. I watched the price for over a 1.5 years. When the price got so low that anyone would buy it, I made an even lower offer and it was accepted by the court. My dad and I now have nearly 300 acres of private and another 200 acres of federal land to hunt and enjoy.

I was in a rush, bad neighbors in town wanted out asap, looked at a lot of places that would take a small loan but my mortgage was too high to get a loan (2/3 income went to the mortgage). resorted to what little money i had in savings (several thousand) and bought the biggest lot i could afford, had a couple hundred left so got a dilapidated camper moved out there and initiated a voluntary surender/forclosure on the mortgage. got out of the mortgage, had no savings, and no money, but with no bills i had about $900 a week to build with from work (built as i had money). the search for a place and trying tto get a loan took about a year, the last resort step took 4 months.

a total of a year and 4 months i think
