So I was browsing the Tiny House Listings as I often do because sometimes someone is selling a cabin shell at a decent price. And then I saw this

for sale in Canada. What the heck! That price includes the land and even a garage! Is this what property goes for in Saskatchewan?

Or is there something desperately wrong with this place, like maybe it's haunted by some very angry people who died there violently or First Nations people whose land that originally was?

In any case, what a charming cottage in what looks like a precious, tiny village! And what a steal of a price!

I dunno, could be a number of things
Could be because folks that live there are of the hardy sort

I googled Fox Valley SK. Population 260. Flat prairie, growing wheat, several grain elevators, a swimming pool, several churches, one main street that needs renovation. I'm sure the people that were born and raised there love the place. But why, oh why, would anyone want to move to there? There is absolutely nothing there for anyone except the farming locals. Nothing. At all. $25000 is a little more than it would cost to build a small place like that. End of story. Fox Valley SK, nice place to visit, or live if Daddy has a big farm. Otherwise, it's a place to gas up and have lunch and wish you were born there. But you weren't, so go where you belong, which is elsewhere.

Julie2. those small farming communities are dying as everybody moves to the bigger cities for work.

For a retired person it would be great though. For one, expect the locals to welcome you with open arms. you'll not find a friendlier people.

The location is only an hour from Medicine Hat. And Swift Current is bustling metropolis now.

If you like hiking and what not you'd be close to a large park. And southern Saskatchewan is a neat area with a couple different ecosystems to explore.

There's also a big movement to turn the few remaining grain elevators into condos, coffee shops and art galleries. You could get involved with that. Instant intro to the local life. And there's a lot of money in Sk now. so expect a big arts/activities community.

Get a car with good gas mileage tho. You'll be driving quite a bit.

thanks for posting this. i found a youtube video and it was neat to "walk" the streets. Really reminds of me of Warman where my grandparents retired from the farm.

I'm not sure how it is in Canada but here in southern Kentucky we have property sell similarly priced often. Usually if you back that camera up a bit, you'll see that it's located in a very diversified neighborhood.

hmmm...that seems suspiciously low to me. I'd want to know what their water and septic system are like. I love small town living, but it is too flat out there for my liking.

I think its cute... but its " in town". Small Lot.
I doubt theres any crime there..... or polution... or traffic ! A Mountain view would make it perfect.

That does look nice, Razmichael. Kind of made me think of Dog River from the show 'Corner Gas'. I would love to live in Dog River.

We have dead-cheap places here in the very rural TX tiny towns, too, but nothing this livable for so little money. Swap out wretched, searing heat and dust much of the year for frigid cold and snow and it's the same scenario.

I'm not interested in the property but I guess I wondered if there are still lovely, affordable, little places like this where people with the inclination could have a nice little life for themselves. The furnishings look like they're from decades past, and I'm thinking that perhaps someone's elderly family member passed away so the home is going up for sale.

We once took a trip to Dogtown, NY. I put my finger on the map, saw this place and said "take me there"!
A small rural road in Otsego County.
Didn't see any. Dogs.

there are few places you can get basically free land for building a house in Canada.
In 1998 visiting northern Alberta I spoke with a farmer who was selling his farm, can't remember the size, but the house was basically a large trailer. He was asking 35K.

I got 5 acres and my house (it was a shack when I bought it) for 21,000.00 three years ago. Sometimes those deals are real.

It's Saskatchewan, Saskatchewan, Manitoba all places that are flat and not much property value. The funny thing is out here in Vancouver, that little box would fetch over a million as is. Lol
