Curious if anyone has experience with cost for this kind of rebuilding? There is an old cabin at 13204 Cumberland Gap Rd New Castle VA in terrible condition, including according to home inspection, and this seems to be the biggest possible expense + repairing old chestnut where the chimney has been leaking for years. Thank you!

Local masons would probably be glad to give you an estimate. It's all labor- mortar is cheap, re-use the old stone. Do it yourself. If there is any earthquake threat where you are, put rebar in it and attach it to the rafters.
That's not a cabin, it's a mansion! Looks nice, but looks can be deceiving....

I had my masonary chimney repointed 5 years ago
it dident last. so I covered it with steal , about 1200$
No more leaks!!

I had a complete brick cookstove built at a similar in size cottage in the mid-80s. It took a mason and his hand one day of work. They used red brick and clay to build everything and we never had any issues (no leaks, no chimney fires, never found much soot when cleaning). I imagine it should cost about $1000 for one day of labor including brick and mortar, don't think anyone uses raw clay anymore.
