Still new to this. According to the Ontario Building Code, all buildings need to issued an "Occupancy Permit" before it is allowed to be inhabited.

This Occupancy Permit is often issued by the municipality.

In an unincorporated township in Ontario, where the only permits required are electrical, hydro and environmental (septic), how does one go about obtaining an Occupancy Permit for your build? I mean, you technically don't even need a building permit as there is nobody to issue that. So who issues the Occupancy Permit?

Yet all buildings need to follow the OBC, and OBC clearly states you need an occupancy period before you're allowed to live in a building.

You still are required to follow the building code, but in MOST municipalities, not all, (I only know of one unorganized township in Ont that issues permits through another township) there are no permits or inspectors for that matter.

Really the only advantage unorganized townships provide, is no size restrictions ext....

My cottage is in an unorganized township. It is in the Englehart - New Liskeard area of Ontario. Still property for sale in the area and a few cottages on good lake front lots near mine for sale right now. It is about 5 hrs from Toronto and about 2 hrs north of North Bay.

Love the area....lived in Kirkland Lake and Timmins for awhile.
Don't miss the bugs though...they can pretty well carry you away!

Bushbunkie, I agree with you about the bugs. I don't spend time at my cottage from the end of May till the end of June. The black flies will drive you insane if your outside. Rest of the summer isn't too bad. It is a beautiful area to live in though.

Hi embo, sounds like a fantastic go your making of it! I am looking to acquire small parcel of land, I am considering renting as an option in order to purchase land in Shawanaga township. I am working with an agent in Perry Sound after looking at a property in Carling township. After realizing the red tape involved in the area by mildly traumatizing the very nice lady at township about my electric amphibious tiny house build, I realized any township seems to be against ecological small life living.(?) I have 2 children 1 hour N of TO, so need to be as far south in order to see them. The tiny house boat is 15' and on a trailer that I am looking to complete near the bay?thx for your post!

Do you EXPECT to be harassed? Here's an old folk tale for you to consider.

Does anyone have a complete list of all the unorganized townships in Ontario? I'm also interested in a place where I can build something that's under the 800 sq. ft. minimum size limit that's common in Southern Ontario, and has an outhouse instead of an expensive septic field.

I have my own list of unorganized townships (which I'll post if I don't get a better response), but it's manually compiled -- there's got to be a comprehensive list somewhere.

Finding a suitable nice privacy fence design might enable you to broaden your options. That and a good hedgerow.
