Hi Spoofer (or anyone else in the upstate NY area), if you see this I wanted to ask you if you know who is the building code officer/inspector for Lewis County, NY. And/or if you know what codes are applicable to lands located outside of the "town proper" up there. You indicated in a previous post you are close to us (we are off Jackson Rd past where the power lines end, lol, abutting Line Brook State Forest). We are looking to either attempt to salvage our cabin or rebuild, but need to know where to turn so that we don't have to have a full septic/electric/etc. for an off-grid hunting cabin. Thanks!

Hey $

I'm on Jackson rd off of rt 2. It's the same rd the boat launch is on in Oswego county. About 10 miles from you. My land borders Chateguay State Forest.

All of NY at minimum uses its own building codes. Specific counties may have more laws but that is something to ask the building inspector.

Im not sure what your looking to build but some good questions to ask are. Snow loads for the area, can you do a composting toilet and how many out buildings can you have and how big.

There are some areas that allow seasonal camps but i believe those are in the APA area.

No where in NY can you make a new outhouse. So make sure you keep that old one nice.

We are in Chanango county in a town of 550 people. They use the county building inspector. We are on a seasonal road with no electric and they will allow us to build a 500sqft cabin. We will prob not do a septic and have no well.

Thanks to both of you, I'll try to get in touch with Ward Dailey. If we do rebuild, it will most likely be basically a 1-story shed with 2 bedrooms and an open kitchen/dining/living room space and a small storage and tool space with room for our composting toilet. Basically what we have now, 20x20 plus the small storage room addition, only not rapidly decaying

We are on a trail off of a seasonal road with no electricity/septic/or running water. Our zoning is considered private forest.

Spoofer, we are well-versed with rt. 2 near you, lol. That's the route we take to get to the Colosse cheese store, you can't get good cheese curds in south central PA!

I thought NYS used the 2015 IRC. States pick the bldg code at the state level. Whether or not the lower level governments enforce the code is another matter. Cities or counties may add restrictions or code elements but they cannot delete code portions that have been selected at the state level. BUT, the local government levels may not enforce code portions. That is not the same as the code not being there.

Sanitation is a while other matter and many states do not allow new privies. Keeping an old one when replacing a cabin might be a problem too.

So, I took a look at our property maps again, and we aren't in Lewis county, we are actually in the town of Redfield, Oswego County. Our property line ends at Lewis county.

We definitely do not want to resurrect the outhouse, and it isn't (IMO) safe to go into. I much prefer our current setup of a composting Sunmar that drains to a leach field.

I think I found the name of the building inspector up there, and hopefully the codes re: seasonal cabins are lenient. We want a structure that is built sound (and safely) and will not sink or shift, but without having to have a septic/plumbing/electricity.

I have a cabin right down the road from you in Williamstown, NY. I recently went through the building permit process and it was not difficult. The local municipality inspects the foundation/framing/insulation/etc and they were easy to work with. The state/county inspector does the electrical which it sounds like you won't have to deal with, this was more difficult but certainly not unreasonable.

I am very familar with this area so feel free to ask me any questions you may have. I purchased my property in 2010 and built in 2015 or so.

Thanks jsahara24! That's good to hear they were easy to work with we are going up soon, so I might call/stop by the building code office to see what all we will be looking at. My in-laws live in Williamstown, even with all the snow they still love it there year-round!

My Home is in the Finger Lakes area of NY. My favorite in the world. Little snow, few biting insects and very "country,yet cultural". Go to the north country less these days. The biting insects have been Unbearable this year in the Tug Hill and ADK's.
