greetings....I'm a new one here.

I found plenty of lots selling in north Ontario, Canada. But just curious why people/local authority selling this land? well, yes, most of them are inaccessible by regular vechicles, and some of them are NOT allowed to build a house/dwelling within.

I'm thinking of buying a land in Ontario, just few days ago. I guess I'll have to do lots of works before purchase to understand various knowledge and legal risks. I'm open and welcome any advice/piece of mind inc. land transaction, tax issues etc..

I live in Ontario. Lots of land for sale but hard to find anything "decent". Lots of property that have already been logged, townships have bylaws to only build so big, or very hard to access. Atleast in my area it's very difficult to find say a waterfront lot for a decent price. Or you want find waterfront but it's 5000acres and millions of dollars. Good luck with your search. If your flexible and patient you will find something

Hi Fib,
I'm in Ontario with a cabin on the Bruce. Princelake is right...keep looking but do your research. If a deal is too good to be true, it probably is. Ensure the zoning allows you to build...if you buy a lot that is 100% environmentally protected you just bought yourself a park and nothing else. If you find something you like, call local bylaw office and ask simple questions...do not listen to locals and do not assume anything - get it from the source always.

Good advice from Princelake and bushbunkie. I have purchased 3 lots over the years - 50 acres, 10 acres and last summer 3 acres. Each time the search was more difficult and more restrictions are being added. We are now required to build a minimum of 860 square feet which is about twice as big as we originally planned. In hindsight, going a little further to an unorganized township would have been the smarter play. Definitely do your research.

My cottage is near Englehart Ontario on Lake Wendigo, right on the edge of the Larder Lake Provincial Park. I am in an unorganized township and there usually is a few cottages up for sale all the time. You might want to look around in this area.

10k is a very low number. You'll only find something in an extremely remote area with no water just bush lot. There's an empty lot next to me 100x200 lot cleared property with grass and natural spring. Power/phone line is right there and a 400ft walk to the lake for $27k just a 20min drive out of town.

Dignam.com has listings in those price ranges at times but it will be a remote bush lot with no access. But give their listings a look to see what low end options are out there

hello fellow members. I just signed up to this forum and am excited about further research.
I live in Toronto and am looking for a wooded lot, 2 or 3 acres to clear a small road and build 2 or 3 little cabins. Looking for real estate agents with experience in selling in UNORGANIZED communities. Budget $40,000 and max 3 hrs from GTA.

@johnnydee, good luck with your search.

I suspect you will not get much real help from agents. Helping someone buy vacant land is a lot of work and a lot of driving, and the commission on a <$40k property is very little.

When we bought 2 years ago, we soon gave up on genuinely having an agent help us. We did find an agent who was happy to put us in their database, send us listings, and communicate with selling agents to get us permission to visit listed land -- alone -- but that was it. We ended up buying privately.

@johnnydee - we bought in Frontenac. Mind you, we were fortunate enough to have a budget much higher than the one you mention, and the willingness to deal with the requirements of an organized township; and comfortable driving distance (<90 mins) from our city house was critical.
