hi guys.
I have 53.8 acr property in Marmora and lake. Want to build 150 to 200sq feet cabin.
The municipality not giving permit for cabins. Any suggestions

Sounds like you either don’t build one or build one and hope they don’t catch you. Where is Monroe and lake?

Thx . Still I'm trying to find a way to get permit. If not gonna build a tiny 108 sq feet .

108 is max non-permitted I take it. What I have seen done was two max non-permitted (300sf each in this case) buildings with an open area in between (had benches and bbq) and a second roof that covered everything but didn't touch anything. Don't know how legal that was but they obviously did it that way for a reason, and that was the reason they gave me.

It looks like Matmora and Lake has a well established municipal office, bylaws, etc so you are not likely going to get any specific help from the forum here, only general suggestions that may or may not (the latter being the most likely) be accurate for where you are. I also suspect your 108 max building is for out buildings and as has been pointed out numerous time, the bylaws for outbuildings generally require a main building so check.

You need to establish why you can't get a permit according to the municipality and what you might be able to do to meet the requirements. Most important, get a copy of both their bylaws and the Ontario codes and research them. When the municipality says "No", be ready to question them as to "why" and provide any arguments against.

When I first talked to the local authorities in my area (Quebec) they said no - I pointed out that what i was proposing was an provincially approved "Recreation Building" and they had no rules against it - got my permit. Having said this, i was in a remote area - doesn't look like you are.

Any advice about "build under the radar' must be taken with the knowledge that you can also be caught and forced to tear down anything you did.

Most likely the local zoning regulations have a minimum sq ft for a residence. They may issue a variance but that is highly unlikely, IMO. Razmichael is probanly correct about that 108 sq ft being meant for a shed and that there must be a code conforming building present first. Skirting the rules sometimes works in rural, very rural, areas but always carries risk of a cease and desist, even a removal order, especially if the building does not meet any zoning, health or other permit regulations.

EDIT: Marmosa does have a website with pages of zoning and building permit info. The 108 sq ft is listed as stated above. Too many pages of zoning for me to bother with, but you should wade through them

Why no build? Is there an absolute ban on structures? Is it a water front set back?

How about a non permanent structure like a 20 foot container set level on a nice thick pad of gravel, then put a roof over it with overhang on the door end, and on the door end, with doors open, frame in a front studded wall with a 36" entry door and window.

When time to close up, close and lock the container doors.

How about a build on a trailer? Would they allow that? Our cabin is a log cabin built on a tri axle trailer. It is classified as a park model rv. Our local building inspector said he didn't care about it, as it was on wheels. We're in a pretty remote area, though.
