61. Posted: 11 Jul 2019 11:05 - Properties / Building behind Railway Line
I'm behind a railway line, in Ontario. There are 2 dimensions to this. First, building permits. This varies by jurisdiction. Generally, in Ontario, to build even a seasonal *residence* you need to be adjacent to a public road, or be able to demonstrate...

Quoting: george415Worried that if I submit a building permit application they will ask how I intend to access the property Does the recorded info at the county clerk make any mention of access? For the past 15 years or...

Hello All I have some acres zoned to allow a hunt camp of 1000sq ft on the muskoka area but my property is behind a rail line .... Worried that if I submit a building permit application they will ask how I intend to access the property Any thoughts ?

...uggestion makes a lot of sense. A friend is trying to have me pour a slab vs the pier and beam. He must think I am rich or something lol. My cabin would be out in the middle of nowhere, no code or building permit needed. Would you be able to share a page from the blue prints. I know its only $50 but would hate to buy it and them not be what i am expecting. I ...

...permits, have a septic sys dug (I have a composting toilet, their regs say WE DON"T CARE) get inspections all which total over 5 grand to begin with, then one must file like they are going to be building a perm residence (you can take as long as you want to build it) but you have to jump through all these hoops just to stay on your own property for more than 21 days ...

So I spent most of the winter reading Ontario Building Codes, going over bylaws and getting familiar with a software program. I managed to build my own plans and get them approved! It was a bit daunting in reading how much supports you...

The first question you need to ask the building department is do they need a stamped plan buy a engineer. I asked this before i even bought my property. If they do theres not much point in you drawing your own plans. A floor/...

...tart my 16x24 cabin build. But first a little frustrated rant and in need of some direction. I had purchased two sets of plans to study because the township here in Northern PA requires following IRC building codes in order to get an occupancy permit on build completion. They require 2 sets of plans. Also learned that IRC codes are from Britain? Huh? Thought we broke free...

...ruction on my cabin. In 2015 I bought 9 acres on a river in North Georgia. It is 1 acre wide and 9 acres long, which means lots of river frontage. After saving for a while I am finally able to start building without financing. I have uploaded the plans here. I am sure you guys will have suggestions about how they should change and while I appreciate the thoughts, I have already pulled ...

...1986I read a lot on this topic and I want to try out coupling rebar. They say it's easy to install and it's way more strong. As far as I know, Hardman company uses it for different kinds of buildings so I'm pretty sure it would be enough for a cabin. Not sure why you think that is good stuff for a cabin? It would appear to be great stuff for building dams,...

Does anyone any resources to suggest of where to great bunkie plans? I’m finding not a lot of great stuff online, especially ones that fit the less than 108sqft (10sqm) “accessory building” or “shed” requirements for not needing a permit. What did you use? Have any great resources to share?

...ember, it's easier to get forgiveness than permission. From your posts, it seems you have 60 acres. I probably would have gone ahead and built and said forget the permit. Where I live, county building permits serve only to notify the assessor to inspect the property and raise your taxes. My cabin is less than 100 feet from a river and certainly...

This what we are having to do also for out small cabin/ sheds. Area is in flood plain so cant be permanent building. We are putting 3 sheds 35 ft from our small creek. NC has newish law that permits are not needed for primitive camp structures - no plumping or grid power, so compo...

I know I am a little late, but I am also in the early planning stages and just went through this run around with the local building department of residential vs. habitable cabin/shed. They (county building dept. in MI) basically said if you sleep in it, it is habitable and it has to be built to ...

The building will have many large glass windows. I have pre-purchased most of them from a variety of sources for pennies on the dollar. Over the last year almost every Craigslist ad in my area th...

Nate R thank you. We have shared ownership of 60 acres in Shawano county. My wifes brother already built a garage kit cabin on it. I'm leaning towards the portable building for tax reasons as well as permit type reasons. Looks like it would just be classified as an outbuilding and we can continue as agricultural land.

79. Posted: 12 Apr 2019 14:33 - Properties / Wondering about Vermont
No town zoning means you have to adhere to state zoning, at-least here in VT. Almost all town without zoning I've seen don't have a building department and can't issue permits. You have to go to state level for that. However I do agree double or triple check before shelling out money. Last I talked t...

...ear you will have a center beam as well as the two long side beams. The 8 foot spacing on the piers seems a bit wide. But that depends on variables such as ground load bearing capacity, snow load, building width, beam size, how the roof weight is supported, etc. As NorthRick said, "Need more info." Since you are using 6x6 piers a triple layer laminated beam with plywood spa...

You are really dealing with two levels of government regulations - the overall provincial rules which include the building code, waterfront regulations (which were really really tightened up a few yrs ago), and the local regulations - assuming there are any. It is really important to study the provincial...

...nt to build it your self why start with a kit? I could see starting with a set of plans but there also easy to draw your self. First things first...have you talked to the local code enforcement and building inspector? You will need permits and you will want to get to know the laws before you start to build. What part of the state?

They didn't (although I did need to get a septic survey to obtain the cabin building permit)! Good news is that we then developed a good working relationship with the local authorities and have a lovely waterfront cabin! Obviously your mileage will...

Socceronly, I am in the very early stages of get a plan together for a small cabin also.     Hello! I have been lurking and reading for some time. I don't want to interfere with the OP and their objective in opening this topic, but I'm curious if anyone ha experience in Quebec with building in a ZEC, a "territoire non organise" and if the same local permit processes apply or if you're only subject to the provincial regulations. If anyone ...
