...but this is not correct. It depends on where you live and what the local rules are. I installed my own propane tanks and heating here in Connecticut, and it was totally legal. I did have to pull a building permit and the gas company inspected and leak tested the system before filling the tanks, but it was no big deal.

152. Posted: 9 May 2020 19:31 - Properties / Is the 144 sqft no permit rule dead in NY?
My town has 196 sq feet accessory building limit but the county has a separate rule of 144 sq feet that I don't need a permit, but it can't be used for sleeping. I got the permits b...

153. Posted: 9 May 2020 13:09 - Properties / Is the 144 sqft no permit rule dead in NY?
Quoting: optimisticA long time ago, when I just started this cabin quest, I learned about a "gray zone" trick - building 144 sqft wihtout a permit and using it as a cabin. Is it no longer the case in NY anyway? No cabin for habitation can be built without a permit, b...

154. Posted: 8 May 2020 21:14 - Properties / Is the 144 sqft no permit rule dead in NY?
Quoting: optimisticI even read about specific language about no travel trailers parks on vacant land? That is a zoning item. Zoning can be widely different in different areas. Building code does not address trailers. Both zoning and building code can be strictly enforced or very lax. Depends on a whim at times, or at least seems so at times. The...

...lt cheap with max profit in mind. How much fixing does the small cabin need that it will take 3-5yrs to repair? What part of what state are you going to park the trailer in? In NY you will need a building permit for even a roof over a camper I believe.

157. Posted: 27 Apr 2020 13:32 - Properties / Busted for Building Cabin w/o a Permit?
Most of the property I own is in rural Missouri. They are not too concerned about permits but they do exist. A building permit (mind you not in a town) costs $25 from the county and there are no inspections. Basically they exist so they can convince you to pay ...

158. Posted: 26 Apr 2020 22:20 - Properties / Busted for Building Cabin w/o a Permit?
Years ago, probably 35 or so, I built a storage building in my back yard. I tried to sneak it up over a weekend and when I got home from work on the following Monday and found it tagged. I took the tag to City Hall, pled ignorance, and j...

159. Posted: 26 Apr 2020 19:25 - Properties / Busted for Building Cabin w/o a Permit?
Here is an article about a guy from my town building a house without a permit. He used to be in my volunteer FD, he is a real piece of work. https://www.27east.com/home-garden/house-built-without-permit...

..., which was when the garage was nearly finished. Maybe it was a complaint, those must be followed up on and the person reporting will never be revealed. Or maybe the inspector or another town official noticed the new building and decided to check. The structure was very visible. 1. He had to cut several holes in the drywall inside, at points designated by the inspector, so the in the wa...

161. Posted: 22 Apr 2020 19:37 - Properties / Ontario Canada Build
I bought 6.5 acres up around Kirkland Lake. To avoid bylaws and building permit stuff as I am in an organized township unfortunately can I just build a cabin on the deck of a float trailer?? I mean..., it’s technically portable Iâ...

...wer, but I was hoping to get lucky with someone who would take an interest in a small project within my context. Brettny - the point about my search for help is I DON'T have an inspector. I am building in a tiny rural municipality without permits and inspectors. This has pros and cons. Mostly pros. But the con is not having expert review. That's one of the...

163. Posted: 30 Mar 2020 15:59 - Properties / Permit requirements
A search for building permit with the county name should bring up their rules. Most often there is a size from 100 to 200 sq ft that does not need a permit as long as yo...

164. Posted: 30 Mar 2020 11:49 - Cabin Construction / New Cabin Purchase! Foundation Questions
I can't see them making you tear it down. I've worked on some pretty crappy homes and the most they'll do is add to your building permit/inspection things they would like to see done and they've been very reasonable. They do look at satellite imaging and if you give them a hard time they...

...e doesn't. I am waiting for a dry, windy and sunny day to do this. Quoting: ICC. That varies a lot in different places. That exception also usually includes wording referencing "accessory building" or something similar. That means the exempt small building can be built when the new small building is an accessory to a larger, and properly ...

Quoting: waldeniteI am limited in footprint size by building codes and am unable to go bigger at this time. That may very well be correct and it may very well also be a misinterpretation of the building permit...

Quoting: BrettnyWhy don't you ask the county/town building dept? There going to be the one who issue the permit or hand you the violation. exactly.

...tion is a $300 permit fee. The others are a $550 permit fee. They all require a licensed person to come out and test the soil for an additional $300-600. If using one of these systems, you have to include this with the building permit for the home. The state of Arizona allows automatically permitted toilet...

170. Posted: 2 Mar 2020 14:02 - Cabin Construction / Collar ties
Quoting: BrettnySome thing to keep in mind is that a town/county may not tax the loft as livable space. How much head room or if they allow vertical walls in it I'm not sure. Building code has headroom limits on habitable spaces. IRC chapter R.305.1 Seven feet in the minimum with exceptions that cover sloped ceilings and bathrooms. Exception #1. For rooms with ...

171. Posted: 27 Feb 2020 07:42 - General Forum / small cabins (Adirondack)
Where outside of the adk park? Many people here build/drop off a small shed on there property to start, me included. The town/county most likely has a max building size before needing a permit. Call them and ask. We are just south of Utica.

172. Posted: 14 Feb 2020 04:03 - Cabin Construction / Wide span idea
Quoting: ICCStrong winds don't cease to blow because there is no code enforcement. Strong winds are the reason for the structural elements of building code. Good luck I was saying there are no codes to follow to say that I don't have to wait on any permits to be signed by a govt official. If the permi...

...lin, is this. 1) A "True" unincorporated township (https://en.wikipedia.org/wiki/Unorganized_area#Ontario ) you can build what ever size you wish, but you still need to conform to Ontario building code (Stud size, spacing, ventilation, roofing etc etc) and septic rules (MOE specs) must be adhered too. 2) There are some exceptions for some townships that are pseudo unincorpor...

...hat you can buy online at many places. For my cabin I didn't need "formal" plans, so I personally just drafted up the layout with a cross section view and attached the layout with my building permit. I spec'ed out the joists/rafters/insulation/etc. on a separate sheet of paper and it was approved without any revisions necessary. My sketch was to sc...

178. Posted: 28 Jan 2020 12:27 - Properties / Building code requirements for seasonal cabins ontario

.... I think we have decided to go bigger, 10X16. This was the size we were originally planing to buy as a shell to fix up. I had the pad built for it awhile ago. I think these plans will work. No building permits required where I am but I really want it to be nice and sturdy. It is going to have the washer/ drier in it and storage up in the lofts. I watched a few vi...
