...r Cal we also have the 200 sq ft rule, for U occupancy sheds only. That means a storage shed only, not an R occupancy, for living in. The reason they let you go to 200 ft (instead of the 120 that the building code allows) is because people could not store enough wood for the winter in a 120 sq ft shed. The intent was never to allow a cabin to be built without a permit. ...

...ow on the subject, my understanding is that Ontario's unorganized/unincorporated areas are superior than any other province by two factors: -very low property tax unlike any other province -few building permits required Basically, even places like NB and NS, where the population density is really low, have both very high property tax rates (even in unincorporated r...

Ha! When I was in England, that is STILL common in a lot of buildings! Freaked me out at first to see a tank high up above the toilet. But IT WORKS!!! Can't see why you wouldn't be able to rig it up yourself! Wondering if you have to plumb...

First, I get the test pits dug and go to the On Site Dept. to request the site review and perc test and sketch out what I'm doing, get the septic permit, then I trot over to the building department with my sketch for the building permit, then it's the whole other, more detailed set of drawings with the setbacks,...

It will be the waiting for the appropriate county people to do their things -- perc test, site evaluation, etc. There will probably be weeks in between those things before I get the actual building permit. That's why I can't move up there until the nighttime temps are reliably above freezing and they haven't been yet. I have a couple of investo...

I have already done that. Where the farm is, there are no specific rules for buildings if they are under a certain size. Since we are looking at a small cabin and it is not a full-time residence, we are OK. We do not even have to get a building ...

The AWC calculator is for floor joists (and rafters, ceiling joists) across the building width. The 8 feet I am referring to is the 8 feet between the piers down the long sides.     Another option would be to build two 12X16 sheds connected by a dogtrott. You don't need a building permit for <200 sf. Of course you aren't suppose to live in the sheds, but I did the shed route first few years. Now it stores my 4 wheelers.
