I wish I could get permits as fast as I can build. Two trips to the court house, several forms to fill out, take it home 'cause can't seem to get it done there. Submit, wait, pay. All just for a 10 x 16 shack on skids that takes 24 hrs building time. This is stupid, I can't charge customers enough for the headaches that go with a build. I quit!

You CAN"T quit! Your the Shack Man!!

First I ever heard of the contractor pulling the permit for a shack....always up to the property owner here...

What I noticed. Cities are in need of cash. One town went from 2000 permits pulled to 67 during the "recession". So what did they do? Raised the permit fee from $1500 to $7000. No joke. They also decreased staff and effeciencies so instead of the person you're dealing with knowing what you need you have to make multiple trips.

We had to have a surveyor out 3 times, because they kept adding things (that were not included in the "sheet" they gave).

We also had to have plans submitted multiple times. Then they couldn't locate the plans during inspection.

I feel for you. I feel we spent more time prepping and getting it approved then we did building it.

Press on! Look for ways to help them help you...

Owen, the county I built my cabin in took 20 minutes, I had already obtained my mailing address, then 20 minutes was building dept and planning dept. They called me a week later, said, its approved.

Owen make life easier for yourself and have the homeowners do their own permit work. It will relieve you of the headache and give them some frustrations and irritations to work through thus making them appreciate their little cabins even more. Right?

Gotta' disagree here folks. If you're going to make a business out of anything that requires permits, you have to do the permit work for the customer. If you're dependent on the customer to do it, one of two things will happen:

1. They'll get frustrated with the process even more than you (because they don't do it regularly and know what to expect) and not do anything- so the job never books. No book... no money.
2. They'll take the business to somebody who will get the permits and that person/company will get the job.

To succeed in a business in this (every?) economy you have to do everything you can to make yourself/company easy to do business with. Handling the permits is great step in that effort- but do make sure your customers are aware of your efforts and what the value of that service is to them.

I don't usually get them , but I can. Many of my customers are from the Twin Cities area. It's a big help if I can get the permits for them.
It seems they all want a place Up North.
If we could go in with a plan for a small cabin and show ownership and knowledge of property bounds. You should be able to walk out with permit in hand, especially if the building is on skids.

Yeah, I agree, it should be a simple process but never seems to be. I never thought about it like PA_Bound but I can see his point. Owen...just don't make it too easy for all those Twin Citians!!! LOL! Just kidding

It all depends which county or township you deal with. My place in central Minnesota is under 400 square feet and on skids so i didnt need a permit per the township. And if it was over 400 the township officials are a few old farmers with simple rules that made up a township so that the city officials would stay in town and out of thier neck of the woods. yea, I grew up in northern MN in lake country, but live on far north side of the 'burbs right now due to job requirements. I chose my location wisely so it was easy to get the F out of Dodge on weekends and head back to the 'homeland' up north

For what it's worth, I hate going south of my house!

$1500 or $7000 for a permit? Holy cow!!!! They are about $150 here, including address assignment/setting the address marker, septic permit, and building permit

Our shed and remodel permits are around $200. But then you pay for each inspection separately. We ended up paying $1200 for our build permit which included inspections.

It was $150 to have our site surveyed and pins marked.

I guess I am fortunate, here in my county in Washington state we are allowed 200 square feet and no permit required and if build more than one you need six feet of spacing between buildings but the sticking points are you are not supposed to live in it but that is a grey area since they would have to document and have witnesses to prove you live in it and better yet living here is occupying a building six months of the year so I take off one day out of six months!

Again another good reason for using a trailer rather than building when such regulations like yours get out of hand.
