hi folks.
came across your forum page while looking for cabin plans .
our plan was to build a box for shelter from the rain on some parcel of land in the woods near water.After we bought our piece of land we were told we cannot build a structure under 60 sq m (646 sq ft) as per bylaw . after further investagation with help from your page i found i could build a structure less than 107sq ft without permit.
we bought our land 1yr ago, 15 min from perry sound on. with year round maintained road,2min walk to beach with township maintained outhouses.-large lake great for canoe and larger boats.
the land has gradual sloap towards road and a 15ft drop at the back.
we have neighbours only 1 side the other side and behind is crown land (government owned for wildlife and flood control).at the rear of the land there is a large pond connected to another pond (all crown land) the whole area is on a big rock + diging by hand more than a few inches is impossible.
due to the amount of rock we have a natural clearing on the front part,trees along the roadway + at the back past the drop.Trees are mostly evergreen some birch.maple,and oak .
we have only been up a few times last year. we cooked our thanksgiving dinner out side .
this year we are tight for time with work and school. Hope to get some time in camping on land +cutting up the dead + fallen trees.Next year we will start our 8x12 box.

Welcome to the Small Cabin Forum, watersound.
Looks like a nice place from what you're describing. Having crown land bordering the properly is like having a huge backyard (well, almost).

You might look into getting around the limitaion with a portable structure. Many years ago we did this by simply building the structure on skids.
I have also thought about scrounging up an old mobile home trailer frame and building a cabin in my driveway. I think I could find such a frame for free and then I would shorten it and build upon it. When complete I would tow it to the sight and block it up. This would allow construction where materials are easily obtained and avoid foundation work at the sight.

107 square feet is small but if that is the footprint requirement I suggest building a cabin with a loft and possibly a basement.
A 10x10 cabin with 10x10 basement and loft would give you about 300 sqft but still meet 107 sqft footprint.
My requirement was 200 sqft so I built cabin 14x14 with a large loft bedroom and have almost 400 sqft of living room.
As long as walls are not more than 8 feet high it should not be considered a two story structure.

hey lost my password, got a new one.Crown land is great to be neighbours with and they even supply me a place to dump my portable potty. LAWN JOCKY aportable structure? I wonder how that would work? I will look into that with the town. I live 4.5 hrs away from land and wont tow complete structure up but have thought of building parts down here. or atleast buy the material down here and bring it up. LAMAR; thanks for responding, a basement cant be done I sit on rock but a loft like yours is ideal but mine would be half size. working on a plan for a roof. cleared some weeds away this year. will start small box in the spring.

In regards to towing something off road you might call the local car towing company. Those guys can get a trailer in anywhere. I rolled my tractor down an embankment and they got it out no problem. Also do a search on sheep wagons and you will see some great ideas for small trailer structures. Something like the newer ones but not made of alumunum is what I was thinking about.

Bylaws are made to be skirted! It can be done legally. First off, call it a storage shed, not a cabin. Ok, all kidding aside. Get a park model. There is an outfit close to me that builds the cutest little units. Vary in size, considered an RV, no taxes. But usually these are 450 sq feet and under.

Sounds like you have a great piece of property there. What type of access does the public have to the crown land and does the public use it? You might have some issues with trespassers. Hopefully not.
We had an 8x12 "shed" built. With the 2x6 walls that reduced the living space to 77 sq feet. It is smalllllll!!!!!! But if you are careful it is amazing what you can pack into a small place. The 8 foot walls help as we can store vertical. We have been able to put in two bed frames, storage shelves, table for two, propane heater (We thought about a tiny wood stove but too much space would be taken up by clearances.) and might put in a two burner propane stove top in a counter with the bottom set aside for a portable ac/dc cooler fridge.
We thought of a loft but it would have gone over our budget and we would only use it for storage as when you are on the wrong side of 50 climbing up and down ladders in the middle of the night is not very appealing.
We have to use an out house (No chance of an indoor toilet.) and at the moment all cooking has to be done outside.
So if you are stuck with 100 sq feet it can be done. And the less space the easier it is to clean.

How about a 10x10 , move over an inch build a big deck.. and then another 10x10 ?? covered by a roof,,,, not conected ??
As far as out house,, I would love one but ive heard they were outlawed ???
