511. Posted: 12 Feb 2013 16:06 - Cabin Construction / Deck blocks for foundation
The areas of CO I am familiar with have some fairly strict building code adherance. I would check with the county or whatever authority has jurisdiction over building permits. If you skip that and just go ahead and...

512. Posted: 12 Feb 2013 12:35 - Properties / Building a cabin in ontario (permits and fees)
...p, as was mentioned up-thread. Currently I have a trailer with a 10X12 shed added on...I bought it like that so I don't know if permits were ever obtained. all my neighbors have trailers and out buildings. I want to build something nicer but now I am worried about all the hidden fees! I would rather spend my $$$ on a good well and septic than on fricki...

...reserve it (so it lasts till the next harvest). I don't know anything about water rights (the woods here are called abspestos forest-so much rain it never burns). but i got past the red tape of building codes by building my place out of a portable storage building, if there is no permenant foundation under it its considered portable and not a long t...

...raphs that I used are listed below (you will need to review the details in the sub paras) - note that they are not shown in order here but there is a logic! I can't really add any details about building an access road because it depends on so many factors. This is where talking to locals to find some good contractors is so valuable. As far as permits - again, you ...

...uple of years of legal ownership stuff to get through but, spent that, time putting in dock, outhouse etc. this also helped develop a good relationship which cannot hurt the process. The office had my building permit all ready to go at the end but could not release it until a final registration with the province was complete. Despite this, she let me start the digging for ...

...l 6' just outside the privy to take core samples. After measuring the distances between the septic field (one pipe), the well and the privy, he told me I was granfathered in until I apply for a building permit for any future work, and at that time I'd have to bring everything up to code. I'd recommend you find out what the rules and definitions are befo...

... about it. They don't seem to care if it's permitted or not, they just want to tax it if they can prove it exists. Usually the assessor finds out about an improvement to a property when the building department informs them of the permit.

518. Posted: 4 Feb 2013 17:08 - Properties / Building a cabin in ontario (permits and fees)
I have a camp north of Highway 17 up Highway 129. Im in a unorganized township and in the process of building a garage. I have 200 feet of lakefront on 1.2 acres with 1000 square-foot house and pay $200 a year in taxes. My garage requires no permits.

519. Posted: 31 Jan 2013 14:42 - Properties / What happens if you skip the permitting process?
Last night this came up in a conversation with an out of state friend. Seems another person out there had a home built way off in the boonies. Somehow, after the building was completed the county caught wind of the project. There were no permits asked for or issued. The owner is tearing out large expanses of finished interior walls so...

520. Posted: 31 Jan 2013 12:39 - Properties / What happens if you skip the permitting process?
What will they do if you get caught? They will do the same thing they do if you get a permit to begin with- try to get compliance with minimum standards. Only difference is the building code says that you have to pay twice the fees as a fine for doing work without a permit. Permitting a building af...

...cular to the wall in question. If this wall is a side wall, supporting the rafter tails for a gable roof eve that would mean something like joists, rafter ties, something, tieing the wall across the building at the ten foot or lower height. That is simplified but that is what that means. See TABLE R602.3(5) SIZE, HEIGHT AND SPACING OF WOOD STUDS. Twelve foot tall, unbraced walls are pos...

522. Posted: 26 Jan 2013 12:29 - Cabin Construction / Building 8x12 cabin from 6x6 posts
Thanks Don, I think a mini12 stove would keep it warm anyway, given its incredibly small size. I was wondering if the 6x6 structure would stand the test of time more so than standard stick building? I was also wonder if I could just expand the outer size of the 6x6 log plan to permit me to fur in 2x4 inner walls and insulate them if needed later on. I ...

523. Posted: 25 Jan 2013 20:48 - Properties / What happens if you skip the permitting process?
I agree with the wild mans last paragraph. I'm building a 16x24 cabin on 80 acres of a 200 acre farm. All land locked, I have no 50 ft easement, so electric and water isn't possible. The trail back to the build location is all most i...

524. Posted: 24 Jan 2013 19:52 - General Forum / Canadian cabin dream...now where to start!!
This has come up in numerous threads - the only way to know is to ask. Rules are different across Canada and can vary from one side of the road to the other. In addition, "building permits" can run from the full process to very cheap and easy. We built this fall in Quebec where the permit cost $50 and 10 minutes to o...

I had more than one source confirm that no building permit is required including the realitor that sold us the land. He was going to see if the town would provide a letter in writing but I am 99.9% sure we are fine.

530. Posted: 23 Jan 2013 12:48 - General Forum / Canadian cabin dream...now where to start!!
First I would like to say this is an amazing forum with an amazing amount of information for those DIY'ers that that take pride in building a cabin on their little piece of paradise. The amount of information makes my headspinning which is why I thought I might as well enlist some specific information from the good peopl...

Quoting: DaJTCHAImagine my surprise when I was informed that my county allows up to 1000 square feet without a permit, as long as it is an outbuilding, storage building or non-commercial work shop. Washington State has an agricultural exemption for buildings up to 4000 square feet:...

I saw your pics about building your cabins. I use "wood waste" in comparison with your lumber. Paradox... Analogically about prices and land area.     Imagine my surprise when I was informed that my county allows up to 1000 square feet without a permit, as long as it is an outbuilding, storage building or non-commercial work shop. The moment it becomes lived in (even an overnighter) or is used for commercial use...it is no longer...

534. Posted: 14 Jan 2013 14:19 - General Forum / What is the definition of a small cabin?
From a permitting perspective, the use of the building as determined by the local jurisdiction is what defines it. You can call it whatever you want, but the planning and building requirements that they ...

...hnsaw- I don't know what the specific rules are in Nevada County, but I bet this is what you are faced with: 1-Structurally they will probably require an engineer's stamp on a timber frame building, because it is not typical light framing and I bet you are in snow country. Maybe they will let you engineer it, but you will have to show competent engineering. 2-They will probabl...

IMO, it is a matter of personal choice or preference. BTW, be certain the 200 sq ft & no permit permits a habitable building. In many places, such as where we are, the actual rule reads "A building permit shall not be required for ...

...d i are debating going small until we plan the actual cabin... plus more time we can save, the bigger it could be. Its just me, wife, and 2 young kids + our lab. The structure will then be a storage building after. We have an outhouse on the land i built, our 4 place sled trailer, and 10x20 canopy . In the spring, summer, and fall we camped in the trailer. Its a process to get all the...

Last year I purchased lake front land in eastern Ontario and recently received my building permit for a 800 sq ft cabin. By going through this process I ran into a few unique problems. Since my land is remote, I first wanted to build a small 10x10 shed to...

...loor rafters are mounted. If the 2x6 stud has a 2x4 notched into it at that point the 2x6 is actually barely more than a 2x4 at that point. That's a lot of potential thrust and this is a narrow building. You can imagine what that might grow to in a 20 ft wide... up to 600 pounds... Unfortunately collar ties do little if anything to prevent spreading of the bottom end of the rafter...

...referred to as kneewalls). If there was need to pass code an inspector might use his judgement, his authority and let this go on a small cabin. And he might not. Strictly speaking it would not meet code. On a small building with steeply pitched roof it probably would be okay; but no engineer I know would likely pass it as okay. On a larger building I know from conversat...
