Make your own plans. I started with a tape measure and free floor plan creator app on my phone. I just got my plans approved and building permit granted last week for our 20x32' with stand up loft.

4. Posted: 13 Apr 2023 07:44 - Properties / Ontario updates 108sqft to 161sqft
This sounds great, but the "accessory buildings" part gives me some pause. So far the only official bit I can find is at https://www.ontario.ca/laws/regulation/r22451, namely: 28. Article 1.3.1.1. of Division C of the Regul...

5. Posted: 1 Apr 2023 17:00 - Properties / Ontario updates 108sqft to 161sqft
I do see a lot of Ontario folks posting in here. Just saw the max size for no building permit went from 108 to 161sqft, or 15sq meters. Just in case anyone in Ontario is looking at building a bunkie, this change was not long ago.

... finish. I do not own this but it is part of my pay for my work on ranch. I kept getting told it will be easy to level and that will fix it, but I have been having doubts that it will. No there is no building permit and it has been a guessing game as to where the electric water and sewer lines all are that come to this house, nothing was marked, it is turning from a cute ...

...ks not used? Blocks sinking opening metal roof to rain. I don't think this place is fixable. Kim, find another place to live. This place needs to be torn down. I bet it was built with no building permit.

The plan is to build on the same location as above, but I'd like to extend it another 5 feet. I'm building it robust and secure for human use for now, once we build a cottage it will either be a storage shed or overflow sleeping for extra company. The go...

...;ve been in contact with the municipality as well as public health regarding our build. 10x10 is no permit and 10x16 is no permit (if no human occupancy). Both these builds are considered accessory buildings as we already have a cottage on the property. We do have the option of building a bunkie as well, up to 500 square feet, but that...

Thanks guys, I think we're on the same page. I've been talking with the local building inspectors extensively over the past few months and here is what I've got for Ontario (for the French River area). - 10x10 is largest I can go for human occupancy without a ...

... it keeps the rain off and mosquitos out. Anyways, to the point of this thread. My sister has picked out her spot and now we're looking at our own. The challenge is that we're looking at building on a rock shelf. I'll put up a couple of photos and you can see what I mean. So the slope is not bad and is pretty manageable for the first 10-15 feet before it drops off quic...

See https://www.small-cabin.com/forum/2_11333_0.html The 108 sq ft exception (to the building code requirements) applies, as written in comments above, to structures regardless of use (but no plumbing). As to whether it can apply to a cabin or bunkie, it's complicated an...

There is a trick around some of this in Ontario. Owner designed & built structures ARE allowed! I built my house that way !! I designed it, drew it up and submitted to building inspector who reviewed it for structural compliance and permit issued. I did build it by myself with only the concrete work & roof finishing subbed out, everyth...

Jamaica Cottage Shop and a few other US vendors (e.g. barnpros) will ship kits to Canada, but given lumber cross-border issues and the need for drawings for an Ontario building permit (we're talking 250-600 sq ft) it seems a Canadian company would be preferable? What I'm hoping for is something that arrives nearly fully pre-cut a...

Ontario small-cabineers might be interested that as of April 2022, storage sheds of up to 15 sq m (161 sq ft) should be exempt from requiring building permits, Ontario-wide, as accessory structures. This is in addition to the general exemption for structures up to 10 sq m (107 sq ft) without plumbing, etc. See http...
