Greetings from N. Minnesota. I put a new steel roof on our 65 yr. old vertical log cabin last fall. Got what I felt was a great flashing job all the way around and a nice wide collar around the chimney. It went through winter great, spring melt several spring rains....no leaking around chimney on inside...we were smiling! Then last week, we got a 2" heavy rain....and we noticed dripping from around chimney. I repaired the cap, repaired visible cracks, loose mortar and rocks etc. in Fall.....Any recommendations on a sealant? Most of the rock up there and work is 60 plus years old.....to my knowledge never been sealed. What would you folks recommend as a sealer? I guess tar is always an option, but I was trying to preserve the rock chimney....when I did the roof many friends were really advocating for ripping it out and going to SS pipe...but I resisted and maybe they were right!

And do you mean a leak that seems to be between the rockwork and the metal roof, or water coming down the chimney? I'm thinking between rock and metal roof.
How is thr flashing done?

Assuming that is all correct... that stuff is probably the source of the leak... look up silane/siloxane sealants. Clear, chemically bonds to the silica in the masonry to repel water from joints.

Unless they cut the rock and put flashing up under it it's not a proper seal job. Either way you will need to remove any loose mortar and re joint it. However there are stone/concrete dealers you can use. On my house aboit 14yrs ago when I had it all gutted inside and was going to do the roof. The subject came up of taking down the masonry chimney. Well I should have done it, I cant go 5yrs without some section of that leaking. In all reality I should have just bulldozed this whole house and started new because there have been major repairs to everything from the roof to the foundation and everything in between.

Ill get some photos, but yes, rock cut, flashing put into groove sealant around that......Yes, I think it is going through small spaces/cracks between rocks, mortar in the 2x2 ft sq. rock structure of chimney. Yet, I cant visually see it well from exterior
