Hi everyone!

I'm planning to build a small, year-round home (approximately 600 sq. ft.) on land I already own in the Muskoka area.

I've recently learned that some banks may have minimum square-footage requirements for mortgage financing, which is something I honestly hadn't anticipated!

The home would be professionally built, meet Ontario Building Code requirements, and have an engineered permanent foundation.

I'm hoping to hear from anyone who has successfully obtained a construction mortgage for a smaller home in Ontario.

Can anyone recommend a bank, credit union, or mortgage broker familiar with financing small homes, particularly in the Muskoka or Huntsville area?

I'd especially appreciate hearing about your firsthand experiences.

Thanks so much!

Im not in your area but can offer up my experience here.
1st, you must know what the local requirements are of the housing authority, as in KNOW for sure and certain.
This is not just the building stuff but the power grid, well, and septic ,dirt work, then foundation and the building code.
Seems to me that any 'home' built to the requirements would be acceptable to the lending institutions. Have you actually talked to your 'bank'? (always helpful to start with a place that knows you)
