 Mostly flat , other than a creek.  It does have a cool spring.
 
 Lots and lots of brush to cut.
 
 Been looking for about a year. Most places were too pricey or way too steep.
 
 No restrictions and a crystal clear ozark river  full of smallmouth bass just 2 miles away.

 "selective cut" and "loggers choice" are frowned upon by the forest industry these days. those of us in the industry now call that raping and pillaging the forest. its better to clearcut or cut everything but a few of the best trees. long term logging like that degrades future timber profit (take the best leave the rest, the rest being the poorer quality trees on a lot, the ones that produce seed for the future of the stand, its like selective breeding but favoring the worst traits, most loggers don't do it that way anymore since it cuts into their income next time around, only some old timers still do it that way, and those that don't care, arround here only one company still does that and he is being out competed through reputation)
 
 still, $890 an acre for forest is a decent price, better than shrub or grassy rock

 16.5 acres.  16 acres treed including about a 2 acre shallow beaver pond.  0.5 acres about 400m away on a lake.  Lot borders +/- 320 acres crown land.  35km North of Canada's capital of Ottawa.  Bought in 2010 for a steal at $32k.

 I bought my 10 acres in Northern Wisconsin in 2003, cost was $33,500. For our area I may have paid a little over value but it was what I wanted. I border with county forest land that butts up to the National forest, meaning I can walk out the back door and go 40 miles and not touch private lands. I have a mix of high ridge ground, wooded wet lands and low land. Trees are Maple and Pin Oaks on the high ground, Pines, Birch, and Popple in the wooded wet lands and Black Tamarck in the low land. If the land is what you want, is there a fair market value on it?

 I bought 10.6 acres in January 2010. Paid $29,000. It was all wooded. Only improvements was the entrance installed and perk permit completed. Lancaster County, Va near the Chesapeake Bay. Property borders a small year round freshwater stream. Taxes were $47 a year before I built. With cabin I pay $102.50. I paid about what a decent pickup cost, and as the truck would rust to the ground, my property goes up!!!! I dont have much money, so I opt to drive a piece of crap, so I can afford my retreat.

 Update to my orignal post on page 1. Status changed since then. Added another 20.27 acres, right up against my original 20.25 acres, 37,500 for the other 20 acres for a total of 40.52 acres all total right around $75,000 total. I will keep it all in timber/tax status. I have all mineral and timber rights.

 We really wanted waterfront property in the Adirondacks of NY but found out that we were big-time priced out of this option after a multi-year search. In 2006 I found a camp for sale belonging to someone from a hunting club in exactly the area I wanted to be. $30k for the camp including everything inside and we are one of only 5 camps on a private and essentially motor-less (10HP max) mile-long lake.  Our club leases roughly 4,000 acres and we have all-access for hiking, hunting, fishing, snowmobile, ATV, etc.  All roads are gated.  That was a big draw for me.  We sit almost at the dead end of a 1-1/2 mile long old logging road. We've been at our place sometimes for a week without seeing a soul. State land behind our club, too.
 Avg. waterfront property in our area +/- $300k for a camp and small lot so I am very happy with my find.

 What is obvious, from all these posts, is that land is not a fungible commodity.  A price per acre here does not  equate with a price per acre there.
 
 And everyone has their own opinion as to "perfect" land.
 
 I would have no interest in being out in the woods with no surface water of substantial size anyway abouts, while for others that is the very embodyment of heaven on earth.
 
 I would be more interested in knowing how far one is willing to travel.  I drive 205 miles, mostly highway with about 45 miles of two-lane blacktop, about 3 hrs 20 minutes with one stop for fuel.
 
 That is pretty-much the limit of what I will drive.  There were places that looked interesting but were beyond that range.  As it is, I can drive the round trip in a day and actually get some useful work done on site, but it does make for one very long day.  I usually try to make (2) day trips.
 
 Speaking of fuel, that is also a concern.  Fuel was a bit cheaper in 2004  than it is now.  At todays prices, I might not have been willing to go out the 205 miles.

 I guess it all depends on where you live and how remote one wants to be as far as driving distance. To get remote enough for me it's going to be at least a 10 hour drive. It takes us 12 and a border crossing to get far enough away from it all.

 we bought 5.3 acres in Nov 2009 for $4500, then in Feb 2011 we bought an adjacent 5.3A for $5000...
 we have some wetlands on property which can be a bitch..
 we're in Cattaraugus Cty NY on a small paved Rd with no services..
 we live in Ontario Canada and drive about 3.5hrs..
 
 
 funny thing is the land is exactly 300km from my house if I stop at the gas station in buffalo (cheaper than Ontario gas) that happens to be exactly 200km from home and subsequently 100km from the camp..

 Bugs, your spread is really growing. Good for you. Man, wish I could add acreage for $450 an acre. I thought i was getting a decent deal at $1850 an acre.

 Maine 1995, 242 acres Of not that badly cut over land.Blacktop frontage but no power,52K,Two years later we sold 5 acres for 17K.I guess the woodchopper was a dight short on cash.4 houses later we are still here.Its getting kind of crowded and the taxes are not that cheap.
